Job Summary

The Mechanical Lead is responsible for overseeing the operation maintenance troubleshooting and repair of complex HVAC boiler chiller refrigeration and building automation systems supporting a federal laboratory and research facility. This position serves as the technical lead for critical mechanical infrastructure including high-pressure boilers large-tonnage chillers air handling systems laboratory exhaust and negative-pressure systems chemical fume hoods and direct digital control (DDC)/building automation systems (BAS). The Mechanical Lead ensures compliance with all applicable safety environmental and regulatory requirements while performing and directing preventive and corrective maintenance activities to maintain reliable facility operations. The ideal candidate possesses extensive experience with commercial industrial or laboratory mechanical systems strong knowledge of HVACR and boiler operations proficiency in building controls and refrigerant management and the ability to support mission-critical environments where uninterrupted performance and precise environmental controls are essential.


Key Responsibilities

  • Lead all HVAC/R and mechanical O&M including continuous operation maintenance and repair of all HVAC refrigeration and boiler systems at the EEC campus.
  • Perform PM and corrective maintenance on chillers (300-ton R-134a) boilers (250 BHP) all air handlers lab fume hoods refrigeration systems and generator mechanical systems.
  • Execute testing and balancing (TAB) and vibration/oil analysis per OEM schedules; use CMMS to document findings and drive predictive maintenance decisions.
  • Calibrate sequence and troubleshoot pneumatic and electric/BAS control systems facility-wide.
  • Manage all refrigerant handling recovery and logging in compliance with EPA 608 and 40 CFR Part 82.
  • Fabricate and install sheet metal ductwork; size and install packaged HVAC and replacement units as directed.
  • Provide mechanical emergency response within 3 hours of notification 24/7/365.
  • Maintain all mechanical records in CMMS within 24 hours of completed work activities.
Requirements
  • 5 years as a licensed HVACR technician and NJ Black Seal experience.
  • Experience with: minimum 300-ton chiller 250 BHP boiler air handlers/filters lab fume hoods refrigeration and generator systems.
  • Performs diagnostics parts replacement corrective repairs and PM aligned to OEM and EPA schedules; executes TAB vibration/oil analysis; uses CMMS to optimize uptime.
  • Controls installation and distribution expertise: pneumatic and electric/BAS controls calibration sequencing troubleshooting; sizes/installs packaged HVAC and window AC units; sizes fabricates and installs sheet metal/ductwork; performs TAB to design criteria.
  • Environmental compliance and safety stewardship: handling dispensing recovering refrigerants per 40 CFR 82; maintains refrigerant logs and leak protocols.
