Job Description Summary:

Provides senior level leadership for the operation maintenance repair and improvement of all laboratory buildings equipment and utility systems. Sets departmental objectives manages vendor contracts and procurement oversees a multi trade maintenance team ensures compliance with safety and regulatory requirements and supports capital project initiatives to keep the Labs infrastructure reliable and cost effective.

Job Description:

Duties/Responsibilities

  • Direct daytoday maintenance activities for HVAC electrical (including 13800V primary feeders) plumbing fire protection elevators roofing parkinggarage and laboratory utilities.
  • Inspect buildings equipment and utility systems; prioritize corrective work and verify proper completion of work orders and contracts.
  • Develop schedule and monitor a preventivemaintenance program; ensure all work orders and PMs are entered assigned and closed in the CMMS system.
  • Manage vendor contracts purchasing and procurement; evaluate performance against Lab policies and specifications.
  • Supervise evaluate and develop assigned maintenance personnel; participate in hiring selection and disciplinary actions as needed.
  • Prepare work schedules material and labor estimates and coordinate assignments to meet workflow and operational goals.
  • Communicate with engineers state and county inspectors and other external agencies regarding compliance specifications and scheduling.
  • Maintain records logs and reports on personnel inventory work requests completed work and safety issues.
  • Participate in facilitiesmanagement meetings present highlevel status updates and report on progress of CAPEX and internal projects.
  • Ensure all activities comply with OSHA EPA EHS firecode and other regulatory requirements.


Skills/Abilities

  • Indepth knowledge of buildingmaintenance trades (HVAC electrical plumbing carpentry painting firealarm and sprinkler systems).
  • Understanding of electrical power substations and highvoltage (13800V) primary feeder systems.
  • Familiarity with building construction practices codes and laws governing commercial facilities.
  • Strong safety awareness and ability to apply health and safetyregulation requirements.
  • Ability to read and interpret blueprints building plans and specifications.
  • Effective oral and written communication with staff vendors inspectors and senior leadership.
  • Capability to develop work schedules prioritize tasks and manage multiple projects simultaneously.
  • Competence in preparing and maintaining accurate records logs and reports.
  • Ability to evaluate vendor performance and enforce contractual terms.
  • Skill in advising and guiding subordinates to resolve technical problems and meet schedules.
  • Managed vendor contracts procurement processes and performancemetric tracking.
  • Developed and implemented systematic preventivemaintenance programs.
  • Prepared and maintained records work orders and compliance documentation.
  • Coordinated inspections with state county and federal agencies (OSHA EPA fire code).
  • Supervised and evaluated maintenance personnel handling hiring training and disciplinary actions.
  • Worked in biotech pharmaceutical defense semiconductor or researchdevelopment environments (preferred).
  • Participated in capitalexpenditure projects and crossfunctional facilities meetings.
  • Utilized a Computerized Maintenance Management System (CMMS) to track work orders and preventive maintenance.

Education

  • Bachelors degree in a related field (e.g. engineering facilities management construction management).


Experience

  • 10years in facilities leadership or engineering/maintenance supervision.
  • 3years at journeylevel (or equivalent) in one or more buildingmaintenance trades.

The US base salary range for this full-time position is

$117500.00 - $307500.00

Our salary ranges are determined by role level and location. The range displayed on each job posting reflects the minimum and maximum target salaries for the position across all US locations. Within the range individual pay is determined by work location and additional factors including job-related skills experience and relevant education or training. Union ranges will be in compliance with the collective bargaining agreements approved rates by location and role.
