Compensation: $21.00 hourly
Position Summary:
The Maintenance Technician will be responsible for performing a variety of maintenance and repair tasks to support the daily operations of our facilities and equipment. This position requires a detail-oriented individual with strong problem-solving skills a proactive approach to service and a commitment to safety functionality and overall community excellence.
Key Responsibilities:
- Routine Maintenance:
- Perform regular inspections and maintenance of buildings equipment and systems (HVAC plumbing electrical etc.).
- Conduct preventive maintenance to minimize downtime and extend the lifespan of equipment.
- Diagnose and repair issues with mechanical systems electrical systems plumbing and other facility components.
- Respond promptly to maintenance requests and emergencies ensuring minimal disruption to residents and operations.
- Maintain the appearance and functionality of all common areas including landscaping walkways and recreational facilities.
- Assist in setting up taking down and storing equipment for events and activities as needed.
- Ensure all maintenance activities comply with local state and federal regulations as well as company policies.
- Maintain accurate records of maintenance activities including inspections repairs and replacements.
- Manage inventory of tools equipment and supplies; ensure availability of necessary materials for maintenance tasks.
- Order and replenish supplies as needed keeping within budgetary constraints.
- Work closely with the facility team to develop and implement maintenance schedules and plans.
- Communicate effectively with team members residents and contractors to coordinate maintenance activities and resolve issues.
Qualifications:
- High school diploma or equivalent; technical or vocational training in maintenance or related field preferred.
- Experience in facility maintenance or a similar role.
- Strong knowledge of HVAC plumbing electrical and general building maintenance.
- Ability to read and interpret technical manuals blueprints and diagrams.
- Excellent troubleshooting and problem-solving skills.
- Strong organizational and time-management skills.
- Ability to work independently and as part of a team.
- Physical capability to perform manual labor including lifting heavy objects and working in various environmental conditions.
- Valid drivers license and reliable transportation.
Additional Requirements:
- Ability to be on-call for emergencies and respond promptly to urgent maintenance requests.
- Willingness to work flexible hours including occasional evenings and weekends as required.
Working Conditions:
- Physical Requirements:
- Ability to lift and carry heavy objects up to 50 pounds.
- Ability to work in various positions including standing kneeling and crouching for extended periods.
- Ability to work indoors and outdoors in various weather conditions.
- Work Schedule:
- Full-time position with regular working hours and weekend work; may require on-call availability for emergencies.
