Job Summary

Description

A Maintenance Technician Ill is a skilled tradesperson who performs a wide range of maintenance repair and installation tasks on building systems equipment and machinery. They often work with electrical mechanical plumbing and HVAC systems and may also be involved in carpentry painting and other building-related repairs. This role typically requires strong troubleshooting and problem-solving skills along with the ability to work independently and as part of a team.

Essential Functions

  1. Troubleshooting and Repair
    • Diagnosing issues with equipment and systems and then repairing or replacing faulty parts.
  2. Preventative Maintenance
    • Conducting routine inspections and maintenance on equipment to prevent future problems.
  3. Installation and Setup
    • Installing new equipment machinery and building systems.
  4. Record Keeping:
    • Maintaining accurate records of maintenance and repair work often using a Computerized Maintenance Management System (CMMS).
  5. Safety Compliance
    • Adhering to safety regulations and procedures including the proper handling of hazardous materials.
  • Communication
  • Communicating with supervisors other team members and building occupants regarding maintenance needs and issues.


Qualifications

Specific skills and knowledge areas may include:

  • Mechanical: Understanding of mechanical systems including motors pumps and gearboxes.
  • Electrical: Knowledge of electrical systems including wiring circuits and controls.
  • Plumbing: Experience with plumbing systems including pipes fixtures and drainage.
  • HVAC: Understanding of heating ventilation and air conditioning systems.
  • Blueprint Reading: Ability to interpret technical diagrams and schematics.
  • Troubleshooting: Strong problem-solving and analytical skills.
  • Hand and Power Tools: Proficiency in using a variety of hand and power tools.
  • Safety Procedures: Knowledge of relevant safety regulations and procedure
  • Computer Skills: Basic computer skills for record keeping and communication.
  • Customer Service: Ability to interact with building occupants and provide good service.

Education and Experience:

  • A high school diploma or equivalent is typically required.
  • Some positions may require an associates degree or vocational training in a related field.
  • 3-5 years of experience in maintenance or a related trade is often preferred.
  • Specific experience with certain types of equipment or systems may also be required such as Material Handling Equipment (MHE) robotic systems or automated conveyor systems.
