Salary:$34.81-$41.85/hour.
The posted salary reflects the full pay range for this position. Offers made to qualified candidates will be made within this range and will bedeterminedbyvarious factorsincluding knowledge skills experience qualifications location and other factors that would be critical to success in this role.
Position Overview:Werelooking for a maintenance technician responsible for handling a range of apartment and property maintenance duties as specified by the maintenance manager and/or property manager and for maintaining the highest standards of customer service and curb appeal for the assigned the absence of the Maintenance ManagerorSupervisor the Maintenance Technician III may assume all Maintenance Manager responsibilities on a short-term basis.
OurFacilitiesManagement team is essential to Bellwethers mission to createmaintain and strengthen our communities and to provide vital housing to those who qualify under the Low-Income Tax Credit Program.
Work Schedule: Onsite Monday - Friday 8:30 am - 5:00 pm. Rotating after-hours as needed. The final schedule is to be determined by the supervisor.
Building Information:Renton Sage Apartments is a 284-unit garden-style property located in property is comprised of Low-Income Housing Tax Credits and Bonds WSHFC and Amazon funding.
Your Impact:
- Meet regularly with Property Manager to review work orders unit turn schedules and general property needs. Make recommendations and inform of needed repairs.
- Apply fair housing guidelines when entering occupied units and interacting with residents. Maintain tenant and staff confidentiality.
- Daily inspection of the property grounds buildings andcommon areaamenities tomaintainsafety and cleanliness standards and toidentifyissues requiring maintenancerepair or replacement.
- Work with the maintenance team to ensure daily maintenance tasks such as work orders and unit make-readystandards are met.
- Responsible for work order systems accuracy by verifying all orders are completedin a timely mannerto company standards and the residents satisfaction.
- Track progress of work orders andidentifychronic maintenance issues.
- Respond to maintenance-related issuesin a timely mannerwhilemaintaininga professional demeanor.
- Perform various maintenance functions including repairs to the following: electrical plumbing appliances flooring carpentry HVACgroundsmaintenance as dictated by state guidelines.
- Perform general carpentry duties such as drywall repair countertop/cabinet replacement finish carpentry window/glass repair door/lock repair and ceramic tile repair.
- Perform various proactive preventative maintenance duties including painting lighting roofdrainsupkeep and more.
- Respond andassistin the management of property emergencies such as snow and other inclement weather fires and floods.
- Promptly communicate with the maintenancesupervisor and property manager concerning all maintenance issues at the property.
- Act as mentor to other maintenance team members.
- Supervise other maintenance staff members occasionally.
- Consult the Bellwether safety manual Safety Data Sheets (SDS) and Bellwether employee handbook for guidance and follow safety procedures when performing assigned duties.
- Attend scheduled staff meetings andtraining/conferences when assigned.
- Ability toworknon-traditional schedule including after-hours on-call duties as required by the property needs.
- Contribute andparticipateas a site team member.
- Performs anyadditionalduties assigned bythe MaintenanceManager and Property Manager.
- Attend continuing education courses to keep up to date on HUD andstateagency policies procedures and guidelines
- Attendcourses to remain up to date on mechanical systems conservation measures and other construction and operational technologies.
- Undertake other duties as assigned.
Who You Are:
- Possess andmaintaina valid Washington State drivers license theappropriate amountof automobile insurance and a safe driving record and/or ability topossessa valid license within 90-days of employment.
- Able to travel and work at various Bellwether properties as needed.
- Four yearspriorskilled maintenance experience (carpentry electrical and plumbing) in an apartment setting or a comparable high-volume deadline-oriented work environment.
- Experience completing assigned tasks within established time limits.
- Experience inutilizingbasic hand and power tools and ability to read a tape measure.
- Self-motivated with the ability to work independently or as part of a team.
- Highly organized capable of taking initiative as needed ensuring all work is completed and of high quality.
- Able to complete strenuous work bend reach stoop or stand for extendedperiods up to four hours at a time.
- Possess the physical strength and aptitude tooperatehand and power tools such as drills hammers snow shovels etc.
- Able to work safely in all weather conditions.
- Exceptional customer service skills.
- Ability to cope with and defuse situations involving escalated individuals.
- Ability tomaintainconfidentiality.
- Mustmaintainprofessional appearance andcomply withprescribed uniform policy.
- Safeguard Bellwether building and unit keys in your possession referring access requests to building managers and the maintenance office.
- Utilize basic technology using maintenance work ordersystem email time management etc.
- Ability to read write and speak English.
- Familiarity with Microsoft Office Suite and property management software (NetFacilities AppFolio Yardietc.)
- Experience with computers and mobile devices.
- Affordable housing industry experience and/or certifications.
- Familiarity with OSHA guidelines
- Advanced carpentryplumbing and electrical repair knowledge.
- HVAC operations experience a plus.
- Prior supervisory or lead work experience.
- Ability to complete strenuous work for long periods of time and ability to lift and carry up to 50 lbs. and ability to safely operate power tools and other maintenance equipment.
- Ability to work with minimal supervision.
- Technical/Mechanical Certifications and/or a high school diploma or equivalent.
