Job Summary

This position is within the Property Management division of IRG Realty Advisors and supports our industrial property in the Miami Florida area. The Maintenance Technician HVAC & Ammonia Refrigeration offers a unique opportunity to develop specialized skills in operating maintaining and troubleshooting industrial ammonia refrigeration systems.

Working under the direction of the Operations Manager and Property Manager this role helps ensure the safe reliable and efficient operation of refrigeration equipment while supporting the propertys overall maintenance and operational needs. This position is ideal for an experienced maintenance professional looking to expand their skills into industrial refrigeration.

Essential Job Functions

    • Assist with the maintenance inspection and repair of industrial ammonia refrigeration systems including compressors condensers evaporators pumps motors and related equipment.
    • Perform routine inspections and accurately record operating temperatures pressures and system performance.
    • Assist in troubleshooting mechanical electrical and control system issues.
    • Perform preventive maintenance to maximize equipment reliability and longevity.
    • Learn to safely operate and maintain ammonia compressor systems water pumps evaporator and condenser fan motors drive belts direct-drive systems and related mechanical equipment.
    • Participate in hands-on training to develop expertise in industrial refrigeration systems and equipment.
    • Coordinate with contractors and vendors ensuring quality workmanship billing accuracy and compliance with company policies and procedures.
    • Assist the Operations Manager and Property Manager in developing and implementing fiscally responsible maintenance and operational plans.
    • Support the management of annual operating and maintenance budgets by helping maintain equipment efficiently and identifying maintenance needs.
    • Follow the IRGRA WORKFLOW Program including responsibilities related to:
      • Vacancy Management (Vacancy Reviews)
      • Tenant Retention (Tenant Preventive Maintenance Compliance and Tenant Space Compliance)
      • Fire Systems (Fire Riser Inspections Fire Pump Flow Tests Fire Panel Inspections Fire Pump Runs and Backflow Inspections)
      • Environmental Compliance (Water Treatment Testing and Monitor Well Testing)
      • Operations (Site Walkthroughs Meter Readings Roof Inspections HVAC Inspections)
      • Leasing Support (Pre-Tour Reviews)
      • Budget & Capital Projects (Inspection of Equipment and Systems Under Service Agreements)



Qualifications

    • High school diploma or equivalent required.
    • Technical degree trade school education or industry certification preferred.
    • Bilingual in English and Spanish is preferred.
    • Experience in industrial maintenance commercial HVAC facilities maintenance manufacturing maintenance or mechanical/electrical systems is preferred.
    • Experience with ammonia refrigeration systems is a plus but not required.
    • Willingness to learn industrial refrigeration systems through hands-on training.
    • Strong mechanical aptitude and troubleshooting skills.
    • Ability to follow detailed instructions while working independently and as part of a team.
    • Strong problem-solving skills and attention to detail.



Work Environment

    • Work is performed in industrial and commercial environments where refrigeration and mechanical systems are in operation.
    • Typical schedule is Monday through Friday with occasional evenings weekends and overtime as operational needs require.
    • Participate in a rotating on-call schedule (approximately three weeks per rotation).
    • Must be able to lift up to 50 pounds work in confined spaces climb ladders and stairs access rooftops and walk the property in varying weather conditions.
