Job Summary

Position Summary

The Hotel Maintenance Technician is responsible for maintaining the hotels physical property equipment guest rooms public areas and building systems in safe and proper working condition. The Maintenance Technician responds to maintenance requests performs preventive maintenance identifies repair needs and helps ensure the hotel meets company brand safety and regulatory standards.

Essential Duties and Responsibilities
  • Report to work on time and be prepared to begin work at the scheduled start time.
  • Maintain reliable attendance and follow all hotel attendance and call-out procedures.
  • Respond promptly to maintenance requests from guests and hotel departments.
  • Inspect guest rooms public areas and back-of-house areas for maintenance issues.
  • Perform preventive maintenance on guest rooms equipment fixtures and building systems.
  • Complete assigned work orders accurately and in a timely manner.
  • Repair or replace basic plumbing fixtures electrical components lighting doors locks furniture and other hotel equipment as qualified.
  • Perform routine inspections of HVAC/PTAC units and report issues requiring additional service.
  • Check and maintain water systems toilets sinks drains faucets and other plumbing fixtures.
  • Replace light bulbs batteries filters smoke detector batteries and other routine maintenance items.
  • Repair or report issues involving doors locks hinges cabinets walls ceilings flooring and furniture.
  • Assist with painting drywall repairs caulking wall repairs and other property improvement projects.
  • Maintain pools and pool-related equipment as assigned and in accordance with applicable requirements.
  • Inspect emergency equipment and report deficiencies to management.
  • Assist with fire and life-safety inspections and corrective actions.
  • Maintain maintenance tools equipment and storage areas in a clean and organized condition.
  • Maintain an adequate inventory of maintenance supplies and report shortages to management.
  • Follow proper procedures for handling tools chemicals equipment and hazardous materials.
  • Immediately report safety hazards property damage water leaks electrical problems or other emergencies to management.
  • Assist outside contractors and service providers when directed by management.
  • Document completed repairs preventive maintenance and unresolved issues.
  • Protect guest privacy and property when working inside occupied rooms.
  • Maintain a professional appearance and wear the required uniform and name badge.
  • Follow all hotel company Hilton brand OSHA health fire and safety standards.
  • Maintain a clean and safe work environment.
  • Perform other duties assigned by management.
Guest Service Expectations

The Maintenance Technician represents the hotel when working with guests and is expected to:

  • Greet guests courteously and professionally.
  • Respond promptly and respectfully to guest maintenance requests.
  • Explain repairs to guests when appropriate.
  • Protect guest belongings and maintain guest privacy.
  • Immediately communicate unresolved guest concerns to management.
  • Maintain a professional attitude even when responding to urgent or difficult situations.
Preventive Maintenance Responsibilities

The Maintenance Technician is expected to participate in the hotels preventive maintenance program including:

  • Guest room inspections.
  • HVAC/PTAC inspections and cleaning.
  • Plumbing inspections.
  • Lighting inspections.
  • Door and lock inspections.
  • Bathroom fixture inspections.
  • Appliance and equipment checks.
  • Public-area inspections.
  • Pool and mechanical equipment checks when applicable.
  • Fire and life-safety equipment inspections as assigned.
  • Documentation of completed preventive maintenance.
Emergency Response

The Maintenance Technician may be required to respond to emergencies involving:

  • Water leaks or flooding.
  • HVAC failures.
  • Electrical issues.
  • Plumbing problems.
  • Fire or life-safety concerns.
  • Elevator or equipment issues.
  • Severe weather or property damage.
  • Other urgent building or guest-room conditions.

The employee must immediately notify management of emergencies and follow the hotels emergency procedures.

Attendance and Punctuality Expectations

Attendance is an essential responsibility of this position. The Maintenance Technician must:

  • Report to work on time and ready to perform assigned duties.
  • Follow the posted work schedule.
  • Properly clock in and out according to company policy.
  • Follow established call-out procedures.
  • Notify management promptly when unable to report to work.
  • Remain on the property during scheduled working hours unless authorized to leave.
  • Complete assigned work before leaving the property unless otherwise directed by management.
  • Maintain dependable attendance and punctuality.

Failure to meet attendance and punctuality expectations may result in corrective or disciplinary action up to and including termination consistent with company policy.

Qualifications
  • Previous hotel maintenance building maintenance facilities or related experience preferred.
  • Basic knowledge of plumbing electrical HVAC carpentry and general building maintenance preferred.
  • Ability to troubleshoot basic maintenance problems.
  • Ability to safely use hand tools and power tools.
  • Ability to follow instructions and preventive maintenance procedures.
  • Strong attention to detail.
  • Ability to work independently and as part of a team.
  • Good communication and guest-service skills.
  • Ability to work weekends holidays and different shifts as scheduled.
  • Required licenses or certifications must be maintained when applicable to assigned duties.
Physical Requirements

The Maintenance Technician must be able to:

  • Stand walk bend stoop kneel climb and reach.
  • Lift and carry tools equipment supplies and other materials.
  • Work from ladders and elevated areas when properly trained and authorized.
  • Work in hot cold wet or confined areas when required.
  • Push and pull equipment and maintenance carts.
  • Perform repetitive physical tasks.
  • Safely operate maintenance tools and equipment.
