Schedule: Monday - Friday 8 am - 5 pm
Location: Merit Apartments Sumner WA
What We Require:
- Minimum of Ten (10) years of property management maintenance building maintenance construction or related trade experience.
- Previous supervisory experience required
- Lease-up new construction turnover or major renovation experience preferred.
- Working knowledge of multifamily construction processes phased building turnover warranty administration and punch list management.
- Knowledge of major building systems and preventive maintenance best practices.
- Proficiency with maintenance and property management software including Yardi HappyCo Call Complete HandyTrac and Microsoft Office.
- Ability to coordinate multiple contractors prioritize competing demands and manage projects in a fast-paced lease-up environment.
- Knowledge of OSHA safety standards Fair Housing requirements building codes emergency response procedures and regulatory compliance.
- Strong leadership communication organizational analytical problem-solving and customer service skills.
What Youll Do:
- Coordinate the day-to-day maintenance operations of the property including planning assigning and monitoring work to ensure timely completion of maintenance requests preventive maintenance apartment turns construction turnover activities emergency repairs and lease-up readiness.
- Manage builders manufacturer and equipment warranties by tracking warranty periods documenting deficiencies submitting claims and ensuring repairs are completed before warranty expiration.
- Monitor warranty activity including open claims vendor responsiveness completion timelines and required documentation to protect Company assets and minimize maintenance costs.
- Assist the Business Manager with interviewing hiring coaching training developing and evaluating maintenance staff. Recommend performance actions including promotions discipline and terminations.
- Direct and supervise the maintenance team by assigning work monitoring progress reviewing quality and ensuring timely completion of assignments.
- Oversee and participate in diagnosing maintaining and repairing building systems including HVAC plumbing electrical domestic water sewer fire protection systems lighting controls irrigation elevators (where applicable) appliances and building structures.
- Schedule perform and continuously improve preventive maintenance programs to maximize equipment life reduce emergency repairs and preserve long-term asset value.
- Coordinate the transition of newly constructed buildings from the General Contractor to property operations by managing phased building turnover punch lists Certificates of Occupancy deficiency tracking subcontractor coordination and occupancy readiness.
- Manage and respond promptly to resident maintenance requests communicate repair expectations follow up on completed work and minimize repeat service requests.
- Inspect apartments buildings amenities and grounds to ensure safety cleanliness regulatory compliance and readiness for occupancy.
- Manage vendor relationships obtain competitive bids verify contractor qualifications oversee contractor performance and ensure work meets company standards and specifications.
- Prepare administer and monitor maintenance operating budgets startup budgets purchase orders invoices inventory and maintenance expenses while maintaining effective cost controls.
- Maintain accurate maintenance records work orders inspections warranty documentation preventive maintenance schedules and asset information using company property management systems.
- Maintain a professional appearance and comply with the Company uniform policy.
- Participate in an on-call rotation and respond to emergencies as required.
- Maintain a valid drivers license and required certifications.
- Be available to work evenings weekends holidays overtime and travel as business needs require.
