Purpose Statement

The L2 Maintenance Owner is responsible for maintaining safe reliable and efficient operation of an assigned production system through the execution of mechanical electrical pneumatic and preventive maintenance addition to traditional maintenance responsibilities the L2 Maintenance Owner serves as the equipment reliability owner for their assigned line leading TPM maintenance processes defect elimination maintenance planning technical skill development and continuous improvement initiatives.

This role is critical to Rich Products TPM journey and serves as a key partner to Operations Quality and Engineering to drive equipment reliability reduce losses and improve overall line performance.

Key Accountabilities and Outcomes

Key Responsibilities

Maintenance Execution

  • Troubleshoot repair and maintain processing and packaging equipment.
  • Perform preventive predictive and corrective maintenance activities.
  • Diagnose mechanical electrical pneumatic hydraulic and controls-related failures.
  • Read and interpret electrical schematics mechanical drawings and technical documentation.
  • Support equipment startups changeovers shutdowns and major maintenance activities.
  • Ensure all maintenance work is performed safely and complies with company regulatory and food safety requirements.
  • Maintain accurate maintenance records and work-order documentation within the CMMS.
  • Provide rapid response and technical support for equipment breakdowns and operational disruptions.

TPM / Maintenance Ownership Responsibilities

  • Serve as the designated Maintenance Owner for an assigned production line or process area.
  • Partner with Line Leadership to improve equipment reliability uptime and overall equipment effectiveness (OEE).
  • Lead equipment health reviews and identify recurring failures and chronic losses.
  • Drive root cause problem solving breakdown elimination and corrective action implementation.
  • Own the health and execution of preventive maintenance programs for assigned equipment.
  • Maintain maintenance technical documentation procedures standards and equipment histories.
  • Support and coach operators on Basic Conditions Clean-Inspect-Lubricate (CIL) activities and Autonomous Maintenance practices.
  • Develop and deliver One Point Lessons (OPLs) and technical training materials.
  • Participate in pillar activities focused improvement projects and TPM capability-building initiatives.
  • Support maintenance planning and scheduling processes by identifying upcoming work required parts and resources.
  • Monitor maintenance KPIs including breakdown frequency PM compliance mean time between failure (MTBF) and maintenance backlog.
  • Collaborate with Engineering and Reliability teams on equipment upgrades modifications and improvement projects.
  • Participate in commissioning qualification and startup of new equipment and technologies.

Leadership Expectations

  • Demonstrate ownership for equipment reliability and line performance.
  • Build strong partnerships with Operations Quality Safety and Engineering teams.
  • Coach and develop frontline operators and maintenance technicians.
  • Foster a culture of continuous improvement problem solving and loss elimination.
  • Lead by example in safety food safety quality and TPM behaviors.
Knowledge Skills and Experience
  • High School Diploma or GED.
  • Minimum 5 years of maintenance experience in a manufacturing environment.
  • Strong troubleshooting skills in mechanical electrical pneumatic and hydraulic systems.
  • Experience with preventive maintenance programs and CMMS systems.
  • Ability to read electrical and mechanical schematics.
  • Strong problem-solving and root cause analysis skills.
  • Ability to work independently and within a team-based environment.
  • Availability to support off-shift and weekend work when business needs require.

Preferred

  • Associate degree technical certification journeyman training or equivalent military experience.
  • Food manufacturing experience.
  • PLC and VFD troubleshooting experience.
  • TPM IWS Lean Manufacturing or Reliability Centered Maintenance experience.
  • Experience leading improvement teams or technical training activities.
  • SAP PM or similar maintenance management system experience.

Success Measures

The successful L2 Maintenance Owner will:

  • Improve equipment reliability and reduce unplanned downtime.
  • Achieve preventive maintenance compliance targets.
  • Reduce chronic equipment failures through effective root cause elimination.
  • Improve line OEE and maintenance KPI performance.
  • Develop operator capability in Autonomous Maintenance practices.
  • Contribute to TPM Phase 3 readiness through implementation of maintenance ownership standards and sustainable maintenance systems.
