Job Summary
Job Description:
Ryan Companies is hiring a Maintenance Engineer to execute preventive maintenance demand and general repairs and adjustments to building systems equipment and fixtures as required. This role serves a downtown Des Moines IA class B office tower ensuring satisfaction for both tenants and the building owner. Participation in an on-call rotation is a requirement of this position.
What you will do:
- This is a first shift position with standard hours of Monday through Friday 8:30 a.m. to 5:00 p.m. with occasional after hours and weekend work.
- Perform preventive maintenance duties on building equipment and systems as scheduled
- Manage and/or assist subcontractors with preventive maintenance repairs and projects occurring on building systems equipment or property
- Respond to evaluate and complete tenant service work orders in a timely and professional manner
- Work with the Property Manager and Chief Engineer to ensure proper services are provided to the building(s) and to assist with project planning and tenant improvement coordination
- Maintain mechanical rooms utility rooms and vacant areas in a neat and clean condition daily.
- Monitor energy system equipment adjust set-points as needed and record actions and time associated daily
- Ensure Fire/Life/Safety equipment is performing as designed
- Participate in on-call after-hours and weekend work when necessary
- Complete all Ryan Companies required training and safety programs
- Provide exceptional customer service and exceed expectations

- Is self-motivated and works well in a team environment. Treats co-workers with respect and deals with conflict in a constructive manner.
- Demonstrates accuracy and timeliness in all documentation of work orders projects time sheets
Who you are:
- Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions
- Ability to prioritize workload while remaining flexible to a changing environment
- Comprehensive knowledge of energy management systems
- Proficiency with Microsoft Office and computerized maintenance management systems
- Excellent customer service skills
You will really stand out if you have:
- 2 years of experience in the operation of commercial buildings and equipment.
- High School Degree or equivalent.
- Two-year technical degree or equivalent.
- Hold regional or locallicensing/certificationsto operate a building.
- Participate in on-call after-hours and weekend rotation.
- Basic computer skills.
- Excellent verbal communication skills and a helpful attitude when interacting with building occupants.
- Valid drivers license clear driving record basic knowledge of computer applications and ability to lift 100 lbs.
- Ability to work from a ladder work overhead smell smoke and other chemicals and be able to work outside in a variety of weather conditions.
Preferred Qualifications:
- Universal CFC SMA SMT LEED certification others as applicable preferred.
- Microsoft 365 Software experience
Compensation:
The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidates knowledge skills and abilities.
