The Maintenance Director will organize participate in direct and supervise the Community maintenance program in an efficient cost-effective meeting residents needs in strict accordance with Company policies and procedures and in compliance with federal state and local of ResponsibilityRecruit train manage motivate and evaluate Maintenance personnel (where applicable) according to Company policies and Maintenance personnel (where applicable) to ensure that the Community is appropriately always staffed including weekends and in the event of an and monitor that the Maintenance personnel (where applicable) are properly accounting for hours worked using time clock system. Review the time clock records at least twice weekly. Submit payroll and new hire paperwork as Maintenance budget within approved guidelines and according to Company policies and procedures utilizing review of maintenance purchases and discussion of future projects or needs with the monthly maintenance task list items and review with Community Safety Committee. Conduct regular meetings according to Company all ACHA regulations and policies are followed per life safety and maintain the Building Life safety system i.e. Fire panel for proper operation operation of HVAC i.e. cooling towers/chillers circulation pumps rooftop units exhaust fans and any energy management computer-based systems for faults and coordinate the work of contractors at the Community to ensure that work is completed in a timely manner and to contract job duties assigned see full job QualificationsMust be a minimum of 18 years of age. Minimum of 2 years maintenance-related experience in senior living hospitality apartment complex or similar background. Includes working knowledge of plumbing electrical carpentry painting and HVAC have a positive Criminal Background Community is a drug free workplace; associates are subject to adherence to the Company Drug Free Workplace QualificationsTechnical school diploma 608 Certification and pool maintenance certification desirable.
