Maintenance Assistant

Pay Rate: $23/hr. - $28/hr.

Part-Time

Must be available to work weekends and holidays

• Complete all assigned maintenance work orders and prepare vacant resident rooms as directed by the Supervisor.
• Coordinate and assist with special projects as directed.
• Monitor work performed by outside contractors to ensure it meets company standards.
• Be available for 24-hour emergency maintenance service as scheduled carrying a pager or cell phone for on-call duties.
• Perform cleaning tasks such as dusting mopping and ensuring all areas are tidy and functional.
• Install appliances and equipment as needed.
• Maintain the garden/yard including mowing lawns and collecting trash.
• Conduct maintenance tasks such as replacing light bulbs painting minor plumbing electrical work carpentry and minor HVAC repairs.
• Inspect and troubleshoot equipment and systems like ventilation to ensure they are working properly.
• Check the functionality of safety systems such as fire alarms.
• Work with other professionals during renovation projects to ensure everything is up to standard.
• Report any safety or maintenance issues to the Director of Plant Operations Manager on Duty and/or Executive Director.
• Ensure that safety standards comply with all company local City State and Federal guidelines.
• Drive community vehicles to support resident needs.
• Be an active member of the communitys emergency response team.
• Maintain a professional appearance and good personal hygiene as per company policies.
• Take on other responsibilities as assigned with a positive attitude.

• High School Diploma or GED required.
• 1-2 years of related experience.
• Experience with painting drywall and general unit make-ready tasks.
• Basic knowledge of HVAC plumbing and electrical systems.
• Experience using hand and electric tools.
• Ability to read technical manuals and drawings.
• Excellent communication and interpersonal skills.
• Physical stamina and dexterity.
• Must have a valid Texas drivers license and a clean driving record that meets insurance standards.
