Job Summary

LEASING/MARKETING AGENT

I. BASIC FUNCTIONS
A. Responsible for leasing rental units in accordance with policies and procedures set by management.

B. Assists management in measuring effectiveness of marketing programs and in making periodic market surveys.

C. Assists management in evaluating the condition of rental units and ensuring the preparation of rental units for marketing and tenant move-in.

II. RELATIONSHIPS

A. Reports to Director of Property Management.

B. Establishes relationships with prospective residents.

C. Maintains relationships with current residents.

D. Maintains relationships with other staff members.

III. RESPONSIBILITIES

The activities listed below are not all inclusive. However they are indicative of the types of activities normally performed by the leasing agent.

A. Marketing

1. Assists in the development and placement of advertising;

2. Assists in the development and implementation of special promotions;

3. Assists in the preparation of market surveys;

4. Maintains traffic reports on a weekly basis noting status of all prospective tenants;

5. Installs leasing signs at properties to be marketed.
6. Conveys feedback from prospective residents about the condition of the property and its competitive position relative to comparable properties.

B. Leasing

1. Establishes rapport with each prospective resident by responding to inquiries regarding rental units;

2. Determines the needs of each prospective resident;

3. Presents properties and rental units in a manner consistent with the image of the property and relevant to each prospect;

4. Obtains commitment to rent (ie. sends electronic link for application) from interested prospects;

5. Ensures completed rental application application fee and deposit are received in main office;

6. Follows up on undecided prospects;
7. Assists in the review of rental applications;

8. Assists in the lease renewal process;

9. Assists in the preparation of rental increases;

10. Assists in the tenant referral program;
11. Assists in collection of rent and other monies due.

C. Maintaining the Physical Asset
1. Schedules rental unit make-ready and repair work;

2. Follows up on make-ready and repair work to ensure that units are prepared in accordance with the schedule established by the maintenance department;

3. Conducts regular inspections of common areas and grounds;
4. Makes recommendations for physical repairs replacements and/or improvements.

D. Managerial

1. Facilitates move-ins by providing tenant with keys and explaining systems and features of rental unit;

2. Conducts pre move-out inspection of rental unit to assess condition and extent of make-ready work needed;

3. Conducts walk-through of renal units upon tenant move-out to determine damages to be deducted from security deposit;

4. Assists in annual inspections of all rental units;
5. Assists in handling property emergencies.
IV. QUALIFICATIONS

A. High school graduate.

B. Minimum one year leasing experience.

C. Appearance and manner compatible with image of company and properties.

D. Can live on site when required.

E. Good communication skills.

F. Confident positive attitude.

G. Ability to interact with a wide range of people.

H. Ability to assume managers responsibilities.

V. SCOPE AND COMPENSATION PACKAGE

This job will be temp to hire starting at an hourly rate of $26/hr and converting to $60k after 6 months.

A. 40 /- hours per week as scheduled.

B. Salary commensurate with level of experience.

C. Commissions based on lease commencements within 10 days of previous termination of tenancy.
D. Annual performance and salary review in July.
E. Two weeks paid vacation after one year.

F. Nine paid holidays per year.

G. Maximum five paid sick days per year.

H. Reimbursement for business gas consumption.

I. Company pays two-thirds of the premium for individual medical insurance.
