Lead Maintenance Technician

Job Summary
The Maintenance Technician responsibilities will include:Â
- Timely completion of work orders and special projects
- Servicing residents in a friendly customer service-oriented manner
- Diagnoses problems and repairs
- Responds to all service requests on-call emergencies as directed by the Property Manager and Service Manager and must be completed in a timely and professional manner
- Assists in maintaining the exterior of the property daily to provide clean and acceptable curb appeal at all times. As well as snow removal during the winter months when needed
-Â Monitor and document maintenance tasks including appliance replacement repairs and preventive maintenance.
-Â Maintain inventory ensure shop cleanliness and comply with safety and OSHA standards.
-Â Ensure adherence to fair housing policies company procedures and maintain confidentiality.
-Â Maintain required site-level logs and support software provisioning within defined access parameters.

Qualifications :
REQUIREMENTS
-Â High School diploma/GED and related Vocational Training and/or equivalent work experience
-Â HVAC knowledge and EPA certification Type I & II or better including 410A Certification.
-Â Be available for a flexible work schedule including weekends and on-call responsibilities.
-Â Ability to provide direction and instruction to subordinates and to communicate effectively and efficiently with residents supervisors vendors and others.
-Â Previous plumbing electrical mechanical drywall repairs carpentry and pool/spa maintenance experience.Â
-Â Previous hotel commercial and/or apartment maintenance experience preferred.
-Â Previous supervisory experience preferred.
-Â Must be comfortable with the use of software mobile devices and computer-related hardware
