HVAC PM Technician

PRIMARY DUTY:

To perform conduct and complete thorough preventative maintenance on heating ventilation and air conditioning systems and equipment throughout campus facilities.

ESSENTIAL FUNCTIONS:

• Execute work orders as directed
• Perform preventive maintenance on HVAC-related equipment i.e. change filters valves and belts clean diffusers change thermostats clean coils accordance with manufacturer recommendations and industry practices

• Complete minor equipment adjustments and repair including but not limited to belt replacement/adjustment alignment and set screw adjustment chilled water and heating coil cleaning evaporator and condensing coil cleaning maintain and treat condensate pans

• Report identified equipment condition concerns in order to prevent and/or minimize equipment failures and down time

• Provide thorough close-out documentation on completed preventative maintenance work orders

• Assist HVAC Technicians when needed

• Understand and employ industry standards for safe work practices

• Respond to emergencies in off-hours as necessary

• Perform other duties as assigned

REQUIREMENTS:

Education: High school diploma

Certification/License: Valid drivers license; EPA Type I and II or Universal CFC Certification or ability to obtain within six months of employment

Experience: Three years of HVAC repair troubleshooting and preventative maintenance experience

Skills: Function highly independently with minimal direct supervision; understand and follow oral and written instructions; continually enforce highest standards on work performed; maintain security and accountability on access of equipment and facilities; comply with all applicable health and safety regulations policies and established work practices; medium proficiency in the use of electronic technology (i.e. tablets laptop PC)

WORKING CONDITIONS:

The typical hours are 8:00 a.m. to 4:30 p.m. with a half-hour lunch break and the possibility of after-hour emergency calls. Perform duties in diverse conditions including but not limited to mechanical equipment rooms with exposure to noisy operating equipment exposure to extreme weather conditions precarious places accumulated precipitation on and around serviceable equipment ceiling plenums unpleasant odors wet or damp environments dimly lit equipment enclosures etc. This position is considered essential staff. Essential staff provides services that relate directly to the health safety and welfare of the University ensure continuity of key operations and maintain and protect University properties. Should the University close for any reason essential staff will report to work as usual.

Regularly or frequently: while performing the duties of this job the employee is required to stand walk bend twist climb (including ladders) balance and stoop kneel crouch or crawl; use fingers and hands to handle lift and use a cellphone materials tools and equipment; reach with hands and/or arms; lift and/or move up to 50 pounds with or without assistance and with or without the use of devices and/or equipment to assist in the lifting effort.
