Financial Analyst

The Financial Analyst position at Compass Realty Inc involves analyzing financial data building models and providing insights to support acquisitions dispositions budgeting and overall portfolio performance within the real estate industry.

• Build and maintain financial models for property acquisitions dispositions and development projects
• Analyze property and portfolio financial performance metrics such as NOI cap rates IRR and cash-on-cash return
• Prepare monthly quarterly and annual financial reports along with conducting variance analyses
• Assist with budgeting and forecasting for individual properties and the overall portfolio
• Conduct market research and due diligence on potential investment opportunities
• Track and analyze rent rolls operating expenses and lease terms
• Support underwriting of new deals through sensitivity and scenario analysis
• Prepare presentations and reports for investors lenders and executive leadership
• Monitor loan covenants debt service coverage ratios and financing terms
• Collaborate with property management and accounting teams to ensure data accuracy
• Assist with year-end financial reporting audits and tax preparation support
• Identify trends risks and opportunities within the portfolio and recommend action items

• Bachelors degree in Finance Accounting Economics Real Estate or related field
• 25 years of experience in financial analysis real estate finance or investment analysis
• Strong proficiency in Excel including financial modeling and pivot tables
• Solid understanding of real estate finance concepts like NOI cap rates IRR and DCF
• Experience with financial software/tools such as Argus Yardi MRI or similar is preferred
• Strong analytical and problem-solving skills with high attention to detail
• Excellent written and verbal communication skills
• Ability to manage multiple projects and meet deadlines in a fast-paced environment
