Job Summary
The Building People LLC is seeking a Facilities Mechanical/HVAC Project Specialist to support the 81st U.S. Army Reserve Directorate of Public Works (DPW) in Columbia South Carolina. This position supports Army Reserve facilities and infrastructure programs through practical HVAC mechanical systems repair planning documentation and project coordination support that directly contributes to mission readiness.
The successful candidate will work with Army Reserve personnel and multidisciplinary teams to provide engineering planning maintenance and construction support for facility systems throughout the region.
Note: The Building People recognizes that many highly qualified facilities and HVAC professionals develop their expertise through years of hands-on field experience mechanical construction leadership facilities maintenance military facilities support public works programs and building systems operations. Candidates with substantial directly relevant experience are strongly encouraged to apply even if their background is not a traditional Mechanical Engineering degree path.
While a Mechanical Engineering degree remains preferred candidates with extensive experience in HVAC systems mechanical facilities operations mechanical construction facility condition assessments repair scope development cost estimating CMMS/FEMS documentation DPW/public works support military facilities or federal facilities programs may be considered.
Position Summary
The Facilities Mechanical/HVAC Project Specialist provides technical support across the planning assessment maintenance repair and execution phases of Army Reserve real property projects. Responsibilities include field data collection HVAC and mechanical systems assessments repair recommendations scope development cost estimating support technical documentation CMMS/FEMS updates and coordination with government and contractor stakeholders to ensure compliance with Army standards and Unified Facilities Criteria (UFC).
Key Responsibilities
- Assess HVAC mechanical and facility system deficiencies and develop practical repair recommendations.
- Conduct field surveys site assessments utility reviews and drawing verification to support real property and facility maintenance requirements.
- Prepare technical documentation repair plans scopes of work Performance Work Statements (PWS) and Independent Government Estimates (IGE).
- Support project planning maintenance repair and execution activities for Army Reserve facilities and infrastructure.
- Coordinate with government personnel contractors maintenance teams and project stakeholders to support timely project completion.
- Upload project documentation and records into FEMS CMMS or other designated systems.
- Ensure work aligns with Army and Army Reserve standards Unified Facilities Criteria (UFC) and applicable codes.
Travel Requirements
- Perform periodic travel in support of site assessments and project execution activities. Approximately fifteen (15) site visits per year averaging three (3) days in duration are anticipated. All travel will be coordinated and approved in advance by the Government COR.
Required Qualifications
- Bachelors degree in Mechanical Engineering or a related engineering discipline lieu of a degree candidates with eight (8) or more years of directly relevant HVAC mechanical systems facilities maintenance mechanical construction public works military facilities or federal facilities experience may be considered for customer review.
- Minimum three (3) years of experience supporting HVAC systems mechanical equipment facilities maintenance mechanical construction building systems or infrastructure repair projects.
- Demonstrated ability to assess HVAC/mechanical deficiencies and develop practical repair recommendations.
- Experience preparing or supporting scopes of work repair plans project documentation cost estimates or maintenance records.
- Ability to coordinate with government personnel contractors maintenance teams and project stakeholders.
- Ability to perform field assessments and travel as required.
- Strong written and verbal communication skills.
- Proficiency with Microsoft Office applications.
- Valid drivers license.
Preferred Qualifications
- Bachelors degree in Mechanical Engineering Facilities Management Construction Management or related field.
- Experience supporting Department of Defense Army Reserve public works or federal facilities programs.
- Knowledge of Army regulations Unified Facilities Criteria (UFC) and military construction or repair processes.
- Experience with HVAC systems building controls facilities maintenance infrastructure management or mechanical construction.
- Experience developing scopes of work Performance Work Statements (PWS) repair plans and Independent Government Estimates (IGE).
- Familiarity with AutoCAD and computerized maintenance management systems including CMMS or FEMS.
- Prior military service or experience supporting military installations.
- One or more relevant professional credentials such as Engineer-in-Training (EIT) Professional Engineer (PE) Mechanical Contractor license Master HVAC Journeyman HVAC Certified Energy Manager (CEM) Certified Construction Manager (CCM) Project Management Professional (PMP) USACE Construction Quality Management for Contractors (CQM-C) Building Operator Certification (BOC) LEED Green Associate or LEED AP.
Security Requirements
- Must possess or be eligible to obtain a favorable National Agency Check with Inquiry (NACI) clearance in accordance with applicable Army requirements.
