Job Summary
The Facilities Maintenance Specialist provides general maintenance services for offices residential homes and community service locations supporting individuals with Intellectual and Developmental Disabilities (I/DD). This hands-on role requires a broad range of maintenance and repair skills across multiple building systems and components. The position performs routine and preventive maintenance inspections and repairs to ensure facilities remain safe functional and compliant.

I. Key Responsibilities
Perform routine inspections and preventive maintenance.
Respond promptly to maintenance requests and repairs.
Perform general maintenance of HVAC plumbing electrical and building systems.
Assist with landscaping and grounds maintenance.
Move furniture equipment and supplies as needed.
Track and complete work orders using maintenance software.
Respond to after-hours emergencies as assigned.
Coordinate with contractors and service vendors.
Maintain clean organized and safe work areas.
Maintain inventory of tools equipment and maintenance supplies.
II. Qualifications
Must be 18 or older
High school diploma or GED required; trade or vocational training preferred
Valid North Carolina drivers license with a clean driving record
Minimum of 3 years of commercial or residential building maintenance experience.
Working knowledge of HVAC plumbing electrical carpentry mechanical systems and general building repairs
Knowledge of workplace safety practices; ability to learn applicable codes and compliance requirements
Ability to communicate effectively and follow written and verbal instructions
Professional and respectful in working with individuals with disabilities
Ability to lift up to 50 pounds and perform the physical demands of the position.
III. Work Environment
Facility supports individuals with intellectual and developmental disabilities
Must maintain professionalism discretion and sensitivity in all interactions
Occasional on-call hours including nights and weekends
IV. Hours/Days of Work: MondayFriday General Hours of Operation: 8:00am-5:00pm Full Time Hourly Non-Exempt
V. Supervisor: Property Manager
