Role:Facilities Maintenance Engineer IIIReports to: Facilities Maintenance Manager Kensington CampusProgram:1600-Permanent Housing SvsDepartment: Other IH-PSH ProjectsLocation: Kensington Campus -nd St West Lancaster CA 93536Schedule: Monday- Friday 8:00am-4:30pmStatus:Full-time/Non-Exempt/Non-ManagementBenefits:Medical Vision Dental Life Insurance 403(b) Retirement plan Employee Assistance Program (EAP) :1Summary:The Facilities Maintenance Engineer III is responsible for performing and scheduled maintenance of The People Concern Kensington Facilities Maintenance Engineer III is responsible for a wide variety of maintenance duties of The People Concern Kensington Campus. This position will work under the direct supervision of the Facilities Manager and is responsible for repairs and preventive maintenance to rental units and buildings. Candidates need to have experience with general maintenance of apartment buildings including but not limited to carpentry drywall electrical painting patching and plumbing experience etc. This position will ensure that The People Concern operates a clean safe and well-maintained facilities that meet the needs of the people that work and live in Duties and Responsibilities:Responsible for the daily repair and upkeep of the propertyEnsures the turnover of units (make-ready) within 10 working daysComplete work orders within 24 hours for an emergency and 5 days for a routine request or as directed by your supervisorComplete repairs and facility rehabilitation including interior and exterior facility grounds buildings and equipmentInspect all common area lighting sprinkler systems fire prevention systems and fire extinguishers regularlyPerform plumbing tasks such as replacing faucets resetting toilets and sinks repair water leaks and clearing clogged drainsResponsible for exterior cleaning and disinfecting of all high touch areas(handrails door knobs) including sweeping mopping vacuuming emptying trash cleaning windows and power washing parking and weed abatement as neededChecks condition of carpet floor tile clean repair and/or replace as necessaryReplaces locks and keys re-key if necessary; ensures key policy is being adhered to; ensures security and functioning of doors and windows by testing and repairing as neededRemove snow and ice as necessaryHandle all lock-outsImplement a schedule of regular evaluation and preventative maintenance/repair tasks of the facilities ensuring the safety of the buildings from fire flood and other hazardsResponsible for the care maintenance and inventory of all supplies and equipmentCommunicate regularly with all members of the team to ensure effective two- way communication concerning maintenance issuesAssist property management with monthly bi yearly yearly inspections as neededAssist with janitorial duties as neededQualifications:High School Diploma or equivalentMinimum three (3) years experience as a hands-on Property Maintenance worker in an apartment buildingCurrent valid California Driver License with an acceptable driving record & reliable carAbility to operate hand tools including power toolsAble to accurately diagnose and correct problems with plumbing electrical and HVAC systemsAble to perform routine building maintenance tasks in a timely manner including but not limited to light construction structural repair and scheduled preventative maintenanceComputer interpersonal communication skills and the ability to work effectively with a wide range of constituencies in a diverse communitySelf-starter with the ability to stay ahead of the curve and thrive in a fast-paced work environmentWorking knowledge of workplace safety and illness and injury prevention practicesWork Environment:Primarily indoor office environmentOn occasion walk or drive to different local sitesRegularly required to sit stand bend and occasionally lift or carry up to 35 poundsMay necessitate working in busy and loud environmentsMay be exposed to elements like cold heat dust noise and odorMay need to bend stoop twist and sit throughout the day
