Job Summary

Continental Properties is looking for an Emerging Area Manager (EAM) to join our multifamily team in Memphis TN.

This role is designed for professionals in the first 1-2 years of a multi-site operations career who are ready to take the next step. You will oversee two or more properties blending the hands-on relationship-focused work of an on-site leader with the strategic oversight and portfolio management responsibilities of an Area Manager while building the multi-site operational and financial expertise needed to advance into a permanent Area Manager role or beyond. You will report to a Regional Vice President who will provide the mentorship and support to help you grow into that next role.

This position is based in Memphis TN and requires frequent travel to community sites (up to 50%) as well as periodic travel to our home office for corporate events. A complimentary on-site apartment is included as part of this role.

Essential Responsibilities:

Portfolio & Financial Oversight

  • Conduct regular site visits across your market to evaluate daily operations and manage risk partnering closely with your Regional Vice President.
  • Complete quarterly property audits and drive follow-up action plans.
  • Partner with Community Managers tomonitorperformance metrics building fluency in multi-site financial and operational analysis.
  • Support the preparation and review of monthly financial reports variance analyses NOI performance and quarterly forecasts.
  • Review and approve expense reports invoices property schedules and other operational items within established guidelines.
  • Contribute to budget developmentforecasting andidentifyopportunities for process improvement across sites.
  • Ownsrentgrowth and revenue performance for eachcommunity andparticipatesin pricing strategy discussions with Community Managers and the Revenue Management team.
  • Support adherence to vendor and contractor compliance standardsand guide teams on marketing and outreach initiatives.

Talent Development

  • Serve as hiring manager for Community Manager vacancies within your market partnering with your Regional Vice President and Human Resources.
  • Manage performance and support the growth of Community Managers and their teams.
  • Deliver ongoing feedback and performance appraisals to direct reports.
  • Lead onboarding and training initiatives including new hire training andindividualizeddevelopment plans.
  • Identifyhigh-potential talent and build development plans to support retention and internal mobility.

Customer Experience & Stakeholder Relations

  • Motivate teams to deliver outstanding service to residents prospects and each other.
  • GuideCommunity Managers through resident and employee relations matters escalating as needed.
  • Protect and elevate the brand across each community both on-site and online.
  • Represent Continental Properties professionally with local stakeholders municipalities and business partners.

Skills for Success:

  • Bachelors degree or equivalent experiencerequired.
  • 3 years of residential property management experience includingdemonstratedleadership of on-site teams.
  • 1-2 years of exposure to multi-site or portfolio-level responsibilities isrequiredwerelooking foremergingon-site leaders ready to grow into this scope.
  • A track recordof meeting or exceeding leasing retention and NOI targets.
  • Working knowledge of property management software (e.g. RealPageYardior similar).
  • Solid understanding of landlord-tenant law Fair Housing regulations and property management compliance.
  • A valid drivers license and willingness to travel between properties.
