Salary Range: $95000 - $98000 per year

Schedule: Full-time; Monday - Friday 9 am - 6 pm; Afterhours and weekend support may be required as needed

What Youll Own - Essential Responsibilities

Leadership & Team Performance

  • Lead coach and develop a high-performing team that delivers exceptional resident experience and operational results.
  • Oversee hiring onboarding scheduling performance management development coaching and offboarding for the district.
  • Foster a culture of accountability collaboration recognition and continuous improvement.

Property Operations

  • Ensure overall success of day-to-day operations within the district including leasing maintenance administrative functions and resident services.
  • Partner with the maintenance team to ensure communities within the district are well-maintained property standards are upheld and apartment homes are move-in ready.
  • Manage or delegate oversight of vendor relationships and operational processes to support an efficient and well-run community.

Financial & Business Performance

  • Own the financial performance of the community through budgeting revenue optimization rent collection expense management and accurate financial reporting.
  • Monitor occupancy delinquency and other applicable key performance indicators (KPIs) to achieve ownership objectives.
  • Analyze community performance and implement strategies that improve operational and financial results.

Resident & Client Experience

  • Deliver and train team on what it means to create an exceptional resident experience through proactive communication responsive service and timely issue resolution.
  • Foster a welcoming community that supports resident satisfaction and retention.
  • Build trusted relationships with residents ownership groups vendors and internal partners.

Compliance & Risk Management

  • Ensure compliance with company policies and applicable federal state and local laws.
  • Promote workplace safety and mitigate operational risks.
  • Maintain accurate documentation and reporting while supporting regulatory compliance.

What Youll Bring

  • Prior experience in multifamily property management overseeing multi-site operations or equivalent experience in order to meet the essential functions of the role
  • Previous experience leading large teams
  • Strong understanding of Fair Housing Law
  • Ability to de-escalate conflict in a pragmatic manner consistent with Thrives Values
  • Demonstrated success with financial oversight compliance and resident satisfaction.
  • Strong communication attention to detail organization decision-making and relationship-building skills
  • Demonstrated integrity accountability professionalism and sound judgment.
  • Experience with Yardi CRM OnSite or similar property management software.
  • CAM or CAPS designation is a plus.
  • Prior experience working in affordable housing with LIHTC/Tax Credit certification preferred
  • Notary License is requiredor able to obtain within 3 months of hire.

Work Environment & Physical Requirements

  • Stand walk or sit for extended periods depending on the needs of the day including providing walking tours to prospects.
  • Frequently use a computer keyboard phone and other office equipment.
  • Occasionally bend stoop squat climb stairs push pull and reach overhead.
  • Frequently lift and carry up to 25 pounds and occasionally up to 40 pounds.
  • Work both indoors and outdoors in varying weather conditions.
  • Regularly interacting with various backgrounds diverse groups socio-economic groups and personality types requiring a high level of emotional intelligence and judgement.
  • Required to travel between communities main offices or other work locations.
