Job Summary

ALLEGAN PUBLIC SCHOOLS - FACILITIES OPERATIONS MANAGER

SUMMARY:

Reporting to the Director of Finance and Operations the Facilities Operations Manager provides leadership and oversight of the districts buildings grounds equipment maintenance and custodial operations. The manager is expected to spend substantial time in district facilities and on district grounds assessing problems troubleshooting issues checking work and working alongside the districts small maintenance team when additional help is needed. The manager determines the urgency and scope of a problem whether District staff can safely and effectively complete the work and when a specialized contractor is needed. The successful candidate will combine practical facilities knowledge with strong planning supervision communication and follow-through.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:

Regularly inspect district buildings grounds systems and equipment; respond in person to facility concerns and assess the work required.

Troubleshoot maintenance and operational problems and help complete repairs or other facility work when the task is within the teams skills available time and safe work practices.

Determine whether work should be completed internally or assigned to a contractor based on safety code requirements technical expertise staffing capacity urgency cost and operational impact.

Plan prioritize assign schedule and monitor preventive corrective seasonal and emergency maintenance work

Supervise maintenance employees and provide oversight of custodial operations. Depending on the Districts staffing structure this position may directly supervise custodial employees or provide direction through a custodial supervisor.

Participate in hiring training assigning work evaluating performance and addressing disciplinary matters for assigned department personnel.

Check work in progress and completed work for quality timeliness safety and compliance with District expectations.

Develop scopes of work and specifications; obtain and evaluate contractor information; coordinate access; monitor contractor performance; and confirm that work is completed as expected.

  • Coordinate custodial operations and building readiness to support safe clean and functional learning and work environments.
  • Assist with the development monitoring and responsible use of maintenance and operations budgets.
  • Maintain accurate records for inspections preventive maintenance work orders equipment projects regulatory requirements and contractor activity.
  • Communicate clearly with administrators school employees contractors and the public regarding facility needs priorities schedules disruptions and completed work.
  • Support facility projects and related planning including coordination with contractors architects engineers and other professionals as assigned.
  • Perform other related duties as required.

QUALIFICATIONS:

  • Several years of relevant experience in facilities maintenance building operations construction skilled trades or a related area.
  • Demonstrated hands-on competence in multiple building trades or facility systems.
  • Ability to diagnose facility problems identify safe and practical next steps and make sound decisions about completing work internally or using a contractor.
  • Experience supervising employees and organizing the work of multiple people locations and priorities.
  • Knowledge of construction maintenance materials repair methods preventive maintenance practices and facility project coordination.
  • Ability to read and understand blueprints specifications technical manuals and related documents.
  • Knowledge of OSHA and MIOSHA standards and the ability to promote safe work practices.
  • Strong communication organization computer and application skills.
  • Ability to work effectively with school employees professional service providers contractors and the public.
  • Certified Pool Operator certification or willingness to obtain it.
  • Willingness to continue professional learning through workshops seminars and job-related training.

PREFERRED QUALIFICATIONS:

  • Postsecondary education in facilities management or a related field skilled-trade credentials industry certifications or other specialized training relevant to the position.
  • Experience managing facilities in a school district public agency commercial campus or similarly complex multi-building environment.
  • Working knowledge of school operations and the effect facility decisions have on instruction student safety and daily building schedules.
  • Experience using work-order preventive-maintenance building-automation or related facility management systems.

PHYSICAL DEMANDS: While performing the duties of this job the employee is required to sit stand walk talk and listen; travel regularly among district buildings inspect interior and exterior spaces. Specific vision abilities required include close vision and depth perception. Employee will be required to visit various buildings for inspections and meetings. Bending twisting and occasional lifting up to position requires regular presence in active maintenance and facility work areas.

TERMS OF EMPLOYMENT: 52 weeks per year

SALARY: Commensurate with experience and background.
