Job Description

Salary: $180000-$200000 Bonus
3 days in office/2 days remote in our Irvine CA HQ

Job Summary:

This is a high-impact opportunity for an experienced multifamily professional to take ownership of asset performance across MBK Rental Livings portfolio including stabilized communities active lease-ups and newly delivered developments. The Director of Asset Management will play a key role in driving revenue growth occupancy NOI performance operating discipline resident experience and long-term value creation.

The ideal candidate will combine strong financial and analytical skills with practical operating judgment the ability to lead through third-party property management teams and the professionalism to work closely with senior leadership joint-venture partners lenders and internal cross-functional teams. This role will support business planning budgeting forecasting reporting acquisition due diligence market research lease-up execution and strategic initiatives that improve portfolio performance.

Duties & Responsibilities:

  • Own asset performance across stabilized communities lease-ups and newly delivered developments with accountability for revenue growth occupancy expense control NOI performance resident experience and long-term value creation.
  • Translate ownership objectives into clear operating plans measurable performance targets and disciplined execution with third-party property management teams.
  • Lead recurring performance reviews to evaluate leasing velocity pricing concessions renewals delinquency expenses marketing effectiveness service levels and execution of key action items.
  • Develop and implement asset business plans that improve revenue reduce controllable expenses strengthen resident retention enhance operating consistency and increase asset value.
  • Oversee lease-up strategy for newly delivered communities including pricing concessions marketing operational start-up turnover from construction absorption pace and stabilization planning.
  • Analyze operating statements rent rolls leasing reports market surveys capital plans and property-level KPIs to identify risks trends and actionable recommendations.
  • Prepare executive-ready reporting for senior leadership lenders and joint-venture partners clearly explaining performance drivers risks opportunities and recommended actions.
  • Lead budgets reforecasts financial models KPI dashboards and long-range business plans to support ownership decisions cash flow projections refinancing dispositions and value-creation strategies.
  • Partner with acquisition development and construction teams on due diligence underwriting assumptions market research competitive positioning operational risks and value-creation opportunities.
  • Support dispositions refinancing recapitalizations and investor reporting through asset narratives performance summaries due diligence materials and responses to operational inquiries.
  • Oversee third-party management agreements vendor relationships service contracts and operating initiatives to improve performance service quality cost control and accountability.
  • Champion scalable systems reporting tools and process improvements that enhance portfolio oversight data accuracy workflow efficiency and institutional-quality decision making.
  • Build strong relationships with internal teams third-party managers joint-venture partners lenders consultants and other stakeholders while operating with urgency professionalism sound judgment and disciplined follow-through.

Education Requirements:

  • Bachelors Degree required.
  • MBA preferred.

Experience Requirements (in years):

  • Minimum 7 years of progressive multifamily real estate experience including direct responsibility for asset performance financial analysis budgeting forecasting third-party property management oversight and execution of business plans.
  • Prior experience with lease-ups of new developments or newly delivered multifamily communities is strongly preferred.

Required Competencies & Skills:

  • Advanced Excel financial modeling forecasting and scenario analysis skills.
  • Proficiency with Microsoft Office Suite.
  • Strong organization attention to detail and ability to manage multiple priorities.
  • Self-motivated problem solver with sound judgment and deadline discipline.
  • Professional discreet and credible with senior leaders investors partners and cross-functional teams.
  • Collaborative team player with a positive solutions-oriented approach.
  • Strong written verbal quantitative and analytical communication skills.

Physical Demands & Work Environment:

  • Must be mobile and able to perform the physical requirements of the job bending kneeling stooping pushing pulling and repetitive motion.
  • Ability to sit and work at a computer for long periods of time.
  • Able to move intermittently throughout the workday and between divisions.
  • Ability to lift/carry up to 30 lbs. and push up to 20lbs. as necessary.
  • Some travel required; ability to travel on a periodic basis.
