The Project Superintendents primary function for Kyler Construction is one of the most important activities in our
operations. It is through the Superintendents efforts of effectively working crews organizing work and scheduling subcontractors activitiesto work in unity with each other that company success and profit are attained.

The Project Superintendent is appointed by Executive Management and must have the following qualifications:

An ability to thoroughly understand and follow plans and specifications in the construction of a project.
Leadership ability.
Thorough knowledge of construction techniques and the imagination to derive the most efficient method of completing a task.
Foresight to predict problems before they develop.
A conscientious attitude towards controlling job costs and adhering to progress schedules.
Ability to read & interpret construction documents including drawings specifications & Gantt-type schedules.
Ability to communicate our plan and sequence of activities to all subcontractors and material suppliers to effectively implement ourgoals.
Ability to use and adapt to technology.

JOB DUTIES
The Project Superintendent is directly responsible to the Project Manager for the proper discharge of their duties. They may delegateportions of his authority to other qualified personnel but does not relinquish total responsibility. The Project Superintendents principal duty is to properly schedule the work of the crews equipment and subcontractors to achievemaximum production in the most efficient order to carry out this overall duty the following duties must be properly fulfilled:

Ascertain that foremen are well qualified and are efficiently carrying out duties assigned.
Properly lay out a project making certain that the proper grades are followed and the structure is accurately located.
Review the job schedule and cost breakdown resolving all differences of opinion with the Project Manager at the beginning of the job.
Ensure OSHA compliance and documentation.
See that the safety regulations are followed by company and subcontractor crews. Conduct weekly safety meetings.
Attendance is essential.
Have a thorough knowledge of the plans and specifications for each project assigned.
Maintain a high standard of quality control at all times.
See that good housekeeping practices are observed and maintained by both SCC and subcontractors.
Ascertain that safety barricades are in proper place and safety lights properly operating.
Maintain a good relationship with the Project Manager seeking his/her assistance in the scheduling of materials equipment andsubcontractors.
Keep the progress schedule current review schedule status and job costs at least once each month.
Maintain inventory control over tools and equipment ascertaining that movable tools are returned to the tool room and all otherequipment adequately secured.
Ascertain that the project is secured each night.
Assist the foremen with any problems.
Make out the Superintendents daily report each day and submit it to the Project Manager by the following morning.
Ensure that all change orders/ASI/RFI/Revision data are properly executed and indicated on as-built plans as project progresses.
Review attendance each morning and afternoon. Gather & review accuracy of time sheets for SCC personnel at site.
Forward all receipts mail reports and shipping drays to the office each day.
Attend pre-construction and construction meetings taking notes on areas that may present a future problem and present to the Project Manager for consultation.
Assist inspectors on their project reviews.
Maintain good relationships with inspectors architects subcontractors and other key people connected with the project.
Coordinate subcontractors on-site. Report subcontractor performance deficiencies if they arise.
Order and coordinate with vendors for project materials.
Manage job deliveries and unload material. Check material for any possible damage.
Review and coordinate submittals with Project Manager.
Assist Project Manager with photo documentation helpful to the project and for the company.
Complete equipment use reports weekly.
Coordinate maintenance of equipment on the project and supervise effective utilization.
Attend on request all technical meetings for the purpose of discussing job progress and problem areas.
Maintain close communication with Project Manager on any unforeseen problems which may develop.
Assist Project Manager in estimating percent completion of each item for monthly invoicing and of labor for each job cost report.
