Construction Project Manager

Job Function Summary:

The Construction Project Manager is responsible for all aspects of the design and construction of significant projects or highly specialized and critical components within these projects. Projects are often characterized by their complexity. The Project Manager will exercise independent judgment in selecting methods and techniques for obtaining satisfactory results and may oversee manage supervise or provide guidance to other Facilities Project Managers and / or Analysts.

Under the general direction of the Assistant Director of Facilities Projects the incumbent is accountable for construction management monitoring construction contract compliance and coordination services in support of the campus departments to ensure the construction phases of projects are on schedule high-quality cost-effective and appropriate to the project needs. This involves all elements of construction management from cost estimating through construction phase closeout including initial estimating safety compliance contract compliance coordination and closeout of large and small projects. The incumbent works with the program managers senior project managers and project managers to organize plan and control the construction efforts on projects in the Building Renewal Program. Also may be called upon to assist with FIN (Facilities Investment Needs) projects as needed. This involves working with program managers project managers and facility managers in selecting general contractors and subcontractors coordinating the activities of multiple general contractors on multiple project sites construction inspectors and others associated with the projects; monitoring project progress and quality; resolving problems that arise in the projects; working with state agency officials to ensure compliance and safety.

The incumbent has first line responsibility to communicate effectively with project stakeholders regarding construction activity impacts and schedules

Required:

• Bachelors degree in related area and / or equivalent experience / training
• OSHA-30
• Advanced knowledge of building and construction design construction contract administration and California Building Codes including advanced understanding of industry practices or deep expertise in a highly specialized and critical discipline
• Advanced construction project management skills to effectively manage highly complex
• projects or highly specialized and critical project component
• Advanced analytical organizational and problem recognition / avoidance / resolution skills
• Advanced written verbal and interpersonal communication skills including highly effective negotiation skills and highly developed political acumen
• Advanced ability to manage contractors and maintain compliance to the agreed-upon scope of work and budget
• Ability to work at various campus locations in a timely manner Req
• Ten (10) years of experience in managing building renovation major maintenance facilities
• systems upgrades and construction projects / or an equivalent combination of education and experience / training.

Preferred:

• University Research Laboratory/ or Medical Center experience
• Experience leading multi-discipline project groups on large complex projects or programs
• Thorough knowledge and experience with local state and federal building codes and regulations
• University Research Laboratory/ or Medical Center experience
• Ten (10) years working in specialized training such as Construction Trades & Engineersperforming renovations repairs upgrades and/or new construction projects
• Professional license in Architecture Mechanical Electrical or Civil Engineering or Foreman level or higher in related Building Trades or Stationary Engineering License
• Valid drivers license
• EED Accreditation Pref
• APPA CEFP IFMA CFM/FMP BOMI RPA/FMA
