Job Summary

MalaceHR is seeking an experienced Commissioning & Capital Project Manager to oversee the successful integration of new building systems during a 100 million renovation of a high-profile commercial facility. This position serves as the critical link between ongoing facility operations and large-scale capital improvements ensuring new mechanical electrical plumbing (MEP) and building automation systems are installed commissioned and transitioned into operation without disrupting building performance.

Working alongside another Project Manager and the Chief Engineer this individual will provide technical oversight throughout the project lifecycle identify design and installation issues before they impact operations and ensure all systems are commissioned correctly and meet operational requirements. The project encompasses a 10-floor building and includes the replacement of the Building Automation System (BAS) as well as the conversion of the central boiler plant from steam to hot water.

Key Responsibilities

  • Serve as the owners representative for commissioning and capital project oversight during a major facility renovation.
  • Work closely with the Project Management team Chief Engineer contractors and facility staff throughout all phases of construction.
  • Review construction progress and identify potential design installation and commissioning issues before project turnover.
  • Ensure all new building systems are properly integrated into existing facility infrastructure.
  • Verify the functionality operational readiness and performance of newly installed mechanical electrical plumbing and building automation systems.
  • Provide technical oversight during equipment startup testing commissioning and project closeout.
  • Monitor project schedules milestones and commissioning timelines to ensure successful system turnover.
  • Coordinate with facility operations personnel to minimize disruptions during phased construction activities.
  • Communicate effectively with project teams engineers contractors ownership and stakeholders at every organizational level.
  • Oversee contractor performance and ensure installations comply with project specifications building codes and operational requirements.
  • Assist with modifications to HVAC systems boiler plants piping systems pumps electrical infrastructure and other critical building systems.
  • Ensure all facility documentation operating manuals commissioning reports and Standard Operating Procedures (SOPs) are complete and accurate.
  • Update CMMS records to reflect newly installed and removed equipment.
  • Support operational training for engineering and maintenance staff during system turnover.
  • Maintain compliance with all applicable safety regulations and industry best practices throughout the project.

Required Qualifications

  • Bachelors degree in Engineering Construction Management Facilities Management or a related technical discipline.
  • Minimum of 5 years of experience managing capital projects commissioning or facilities engineering within commercial or institutional environments.
  • Strong understanding of Mechanical Electrical and Plumbing (MEP) systems.
  • Demonstrated experience overseeing complex building renovations or infrastructure upgrades.
  • Extensive knowledge of:
    • Boiler plants
    • Chillers
    • Pumps and piping systems
    • HVAC infrastructure
    • Building Automation Systems (BAS)
    • Commissioning processes
  • Ability to identify design deficiencies and installation issues before system turnover.
  • Experience coordinating multiple contractors consultants vendors and facility stakeholders.
  • Working knowledge of CMMS or Facilities Management Information Systems (FMIS).
  • Excellent organizational leadership and communication skills.
  • Ability to effectively communicate technical information to executives engineers contractors and operations personnel.
  • Strong understanding of project schedules construction sequencing and phased renovations.

Preferred Qualifications

  • Experience overseeing projects in government healthcare laboratory mission-critical or large commercial facilities.
  • Knowledge of commissioning standards and building system performance verification.
  • Experience transitioning central utility plants including steam-to-hot-water conversions.
  • Familiarity with project management methodologies and construction documentation.
  • Experience developing commissioning reports SOPs and operational turnover documentation.
  • Knowledge of electrical distribution systems backup power and critical infrastructure.
  • Experience delivering operational training to engineering and maintenance teams.
