Chiller Technician
The Department of Administrations (Admin) Division of Facilities Management and Property Services is seeking a Chiller Technicianto join the team.Facilities Management (FM) maintains and operates approximately 53 buildings which include the State House Capitol Complex Office Buildings the Governors Mansion and other buildings in the Columbia this role you will provide building maintenance services including technical services to support maintenance of building chillers and cooling towers pumps and associated equipment all in order to efficiently and effectively repair and maintain agency owned and operated buildings.

Responsibilities of theChiller Technician:
  • Complete assigned maintenance repair and renovation of HVAC tasks to minimize unexpected and premature equipment failures and ensure FM owned and contracted buildings are in safe working order and compliant with codes and regulations.
  • Conduct system reviews by completing monthly record logs showing the operating conditions of the equipment to ensure they are maintained to established guidelines.
  • Perform weekly chiller checks and record findings. Perform boiler checks and test primary/secondary low water cut offs when needed.
  • Utilize the FM plant maintenance phone app as provided by Admin to record all daily assigned work order entries to ensure that accurate records are maintained on how time and materials are utilized and also to capture all time worked during the day.
  • Identify and request equipment material supplies and training needed to ensure that necessary resources are available to complete work tasks.
  • Anticipate and recommend major repairs and replacements of mechanical systems for future budgeting purposes.
  • Keep supervision informed about the current condition on building equipment to ensure issues are quickly addressed in accordance with established policies and procedures.
Minimum and Additional Requirements

  • A high school diploma or equivalent and experience in the installation repair or maintenance of heating ventilation and air conditioning (HVAC) and refrigeration systems or in the operation and maintenance of HVAC mechanical and building control systems.
  • Experience in the installation repair or maintenance of building systems (General Building Maintenance).
  • Experience in chemical application for boiler chiller cooling tower and closed loop systems and air conditioning and heating systems.
  • Required to have a Refrigerant Transition and Recovery Certification.

Additional Requirements:
  • Knowledge of national and local (HVAC and General Building Maintenance) regulations and code requirements.
  • Knowledge of trade safety practices.
  • Skill in making emergency repairs adjustments to trade equipment and troubleshooting.
  • Basic computer skills and the ability to comprehend blueprints plans specifications and equipment manufacturers technical bulletins.
  • Ability to use judgment and initiative to complete routine work without constant supervision.
  • Ability to organize prioritize plan and complete work.
  • Ability to maintain accurate records relating to time materials and services provided.
  • Assist other trade specialists as needed.
  • Must possess a valid Class D South Carolina Drivers license.
  • Position may require employee to work evenings and weekends.
  • Position requires frequent stooping and bending.
  • Position requires frequent lifting and carrying up to 50lbs.
  • Position may be required to report to work during emergency situations.
  • Must be able to bend stoop crouch kneel and stand for long periods of time; climb and work from ladders stairs and scaffolding.
  • Must be able to work in confined spaces; hot hazardous and noisy locations and in adverse weather conditions.
  • Position may be required to work during inclement weather and emergency conditions 37.5 hours/week subject to 24 hours/day off duty calls & participation in on-call program on rotating basis.
