Founded in 2014 Greenbrook Partners is a technology-driven vertically integrated institutional-quality real estate investment manager. The company invests primarily in New York City multifamily assets across two strategies: value-add and core/core-plus. Greenbrook has grown into one of the largest private multifamily owners in New York City with a 150-person team overseeing a portfolio of 450 properties and 2100 apartment units concentrated across Brooklyn and Queens. Through its affiliates the company provides property management (Freestone Property Group) leasing and construction services to bring a luxury experience to its tenants while maximizing value for its investors.

Position Overview:
As the Chief Financial Officer you will play a pivotal role in shaping the direction of Greenbrook Partners and its affiliates. As a member of the Executive Team reporting directly to the Principals you will oversee accounting and financial operations across all three levels of the business (property fund and corporate) lead the finance accounting and investor relations team and provide strategic guidance to the executive leadership.

This role requires a leader who has operated within a vertically integrated owner-operator platform with multiple affiliated companies and who is equally comfortable managing capital raising financing and capital partner relationships as they are overseeing day-to-day accounting. The ideal candidate is well-versed in tax strategy including entity structuring REIT and partnership tax considerations and tax planning at the property fund and corporate levels and brings outstanding leadership skills with a demonstrated ability to train mentor and develop their team and to lead succession planning across the finance and accounting organization.

Key Responsibilities:

Financial Strategy and Planning

• Develop and implement financial strategies aligned with the companys short-term and long-term goals.
• Conduct financial forecasting budgeting and variance analysis to drive profitability and cost-efficiency.
• Develop and implement tax planning strategies at the property fund and corporate levels including entity structuring REIT and partnership tax considerations and coordination with outside tax advisors.

Multi-Entity Accounting Oversight

• Oversee and unify accounting across all three levels of the business: property-level (individual asset financials) fund-level (fund/vehicle reporting and compliance) and corporate-level (parent company and affiliated management entities).
• Ensure accurate GAAP-compliant financial statements and clean intercompany eliminations across property fund and corporate books.
  Standardize accounting policies chart of accounts and reporting cadences across affiliated operating companies (property management leasing and construction affiliates).
• Direct the preparation oversight and implementation of the corporate budget partnering with department and business unit leaders to develop annual operating and capital budgets monitoring actual performance against forecast throughout the year and driving corrective action on material variances.

Financial Reporting and Analysis

• Prepare accurate and timely financial statements reports and presentations for management investors and stakeholders.
• Monitor and analyze financial performance identifying areas for improvement and proposing actionable solutions.

Capital Raising and Capital Partner Relations

• Partner with the investor relations team on capital raising efforts including preparation of offering materials capital call and distribution notices and fund-level reporting to limited partners.
• Serve as a trusted point of contact for capital partners limited partners joint venture partners and lenders managing reporting expectations waterfall calculations and investor inquiries.
• Support due diligence for new capital commitments and structuring of new fund and joint venture vehicles.

Investment Management

• In conjunction with the asset management team oversee capital structure and financing at the property fund and corporate levels including debt and equity financing refinancings and corporate-level credit facilities to ensure optimal returns.
• In conjunction with the acquisitions team evaluate investment opportunities perform due diligence and assess potential risks and returns.
• Develop and maintain relationships with financial institutions lenders and investors.

Treasury and Cash Management

• Manage cash flow liquidity and working capital to support day-to-day operations and investment activities.
• Optimize banking relationships negotiate favorable terms and ensure efficient cash management processes.
• Develop and implement effective treasury and cash management policies and procedures.

Compliance and Risk Management

• Ensure compliance with financial regulations accounting standards and tax filing requirements at the property fund and corporate levels.
• Implement internal controls and financial policies to safeguard assets and mitigate risks.
• Oversee human resources information technology and SEC compliance
• Lead the audit strategy and coordinate financial statement audits tax examinations and regulatory reviews at the property fund and corporate levels serving as the primary relationship owner for external auditors and tax advisors.

Team Leadership and Development

• Lead and mentor the property accounting fund accounting and corporate accounting teams fostering a high-performance culture.
• Provide guidance and professional development opportunities to enhance the teams skills and expertise.
• Foster effective cross-functional collaboration with other departments to achieve organizational goals.
• Lead succession planning across the finance and accounting organization building bench strength and clear development paths for key roles.

Qualifications:

• Significant progressive accounting and finance leadership experience in real estate investment management with direct oversight of property-level fund-level and corporate-level accounting.
• Prior experience at a vertically integrated real estate owner-operator with multiple affiliated companies (e.g. property management leasing and construction affiliates) strongly preferred.
• Demonstrated experience with capital raising property/fund/corporate-level financing and managing relationships with institutional capital partners (LPs JV partners and lenders).
• CPA required; public accounting background (Big 4 or national firm) preferred.
• Bachelors degree in Accounting Finance or a related field; MBA a plus.
• Outstanding leadership skills with a track record of building training and mentoring high-performing teams and leading succession planning.
