Job Summary
Job Description
The Area Supervisor assists the Area Managers by managing designated field activitiesassociated with the project and supervising designated field construction work done bysubcontractors and employees. The Area Supervisor assists the project team to ensure theproject is built on time within budget and safely in accordance with policies procedures.Also the Area Supervisor shall assist in coordinating all parties such as owner authoritiessuppliers subcontractors licensors and other related parties to achieve the project completionin timely and quality manner.
Essential Functions
Preconstruction Services
Participates in preconstruction planning when possible regarding the project scheduleand budget.
Reviews project estimates and cost control system at the beginning of the project.
Arranges subcontractors and vendors to commence the work on site.
Sets up the site condition such as preparation of necessary office utilities and permits.
Project Start-up and Scheduling
Understands project specifications the contract and the contracts general conditions;confirms that all materials and subcontract work comply with contract documents andquality specifications.
Ensures all materials are properly tested according to specifications and will ensure alltest results are properly recorded.
Supervises the site inspection which is arranged by subcontractors and vendors tomaintain the quality of work.
Project Administration Operations and Close-Out
Directs and coordinates subcontractor and company fieldpersonnel in designated areas of expertise.
Assists Area Manager in communicating with subcontractors and employees aconsistent level of expectations and direction regarding schedules constructionmethods company policies and procedures permits safety quality control and otherperformance standards.
Collaborates with the Area Manager to ensure that the project site and company assetsare secure and always maintains a safe and respectful working environment byimplementing safety EEO risk management training and quality control programs.
Attends daily/weekly project progress meetings with all subcontractor representativesand understands the upcoming days/weeks work to be accomplished.
Assists in ensuring the project closeout process is finalized to settle all financialobligations demobilize all resources and transit the project to the customer.
Arranges periodical safety walkthroughs on the site with the owner subcontractorsand suppliers to keep the site in safe condition.
Project Financial Responsibilities
Reviews and updates progress and cost reports schedules and requirements forcompletion on a regular basis to support and assist the Area Manager.
Promote Customer Relations
Builds effective relationships with customers engineers subcontractors suppliers anduser groups that reflect and support company core values and meet or exceed thecustomers expectations.
Fill cultural and communication gaps between US customer and Japanese batteryequipment manufactures.
QUALIFICATIONS
Associates Degree or higher in Construction Management construction / manufacturingrelated engineering or a related field preferred especially for civil & building work forfactory construction or a combination of experience and education.
Candidates should have a minimum of 5 years of experience in theindustrial/construction field.
Industrial construction or/and mechanical installation experience preferred.
Familiarity with a wide variety of field concepts practices and procedures
Working knowledge of construction contract language and terms
Ability to make decisions under tight deadlines.
Show attention to detail in all aspects of the job and have creative problem-solvingskills.
Ability to organize people tools and equipment and plan/manage multiple activities toaccomplish desired results.
Working knowledge of and ability to apply OSHA safety standards.
Exhibits commitment to quality by evaluating project-related processes and makingnecessary changes using customer input to make improvements and meeting orexceeding internal and external customer expectations.
Demonstrates proficiency using a personal computer (PC) and company communicationtools such as email internet and Microsoft products (e.g. Word Excel OfficeOutlook).
Requires skills for reporting such as daily logs monthly reports etc. as well asclarification and update of progress reports.
Working Environment
Due to daily condition changes on construction projects when employees are outside ofthe office trailer or structure they must wear appropriate personal protectiveequipment as required by the companys safety policies and as required for weatherconditions.
Must be able to work extended hours weekends and possible holidays as directed by
Area Manager and project schedule to meet the customers deadlines.
The candidate may need to move to other projected work geographic locations ifnecessary.
