Cushman & Wakefield is recruiting an Investment Associate to strengthen its Capital Markets (Real Estate Investment).The Associate will be part of Cushman & Wakefields investment team and will be responsible for developing new business and executing investment mandates in the commercial real estate area with a special focus on the office sector and change of use opportunities.

Responsibilities
- Business Development: Identify and originate investment transaction opportunities within the real estate market acting on behalf of both buyers and sellers. Proactively source new leads through market intelligence and off-market opportunities.
- Financial Modeling & Investment Analysis: Develop financial models and perform investment and divestment analyses across a wide range of real estate assets to support strategic decision-making.
- Client Relationship Management: Prepare and actively participate in client meetings business development initiatives and investor presentations maintaining strong relationships with national and international stakeholders.
- Sell-Side Transaction Execution: Manage real estate disposal processes including reviewing asset information preparing business plans and marketing materials coordinating sales campaigns negotiating offers managing due diligence processes and supporting the negotiation and execution of transaction documentation.
- Buy-Side Transaction Execution: Generate and analyze acquisition opportunities develop investment business plans support financial underwriting coordinate due diligence processes assist in negotiations and support transactions through closing.
- Real Estate Advisory: Conduct in-depth analysis of the real estate sector understanding the dynamics fundamentals and emerging trends across multiple asset classes with a particular focus on the office sector. Provide strategic advice to domestic and international investors regarding their real estate portfolios. Strong understanding of the living sector (residential co-living flex living and related segments) is essential particularly for opportunities involving asset repositioning or change-of-use strategies.
- Market Research & Analysis: Perform continuous market research and analysis to stay informed of national and international real estate market trends providing accurate insights and recommendations to clients and investors.
- Cross-Selling & Collaboration: Identify and generate cross-selling opportunities across different asset classes within the Capital Markets team leveraging a holistic view of the investment market to maximize business opportunities and client value.
Profile & Role requirements
- Previous experience in commercial real estate preferably in Capital Markets investment sales real estate valuation financial analysis investment underwriting and/or transaction execution.
- University degree in a relevant field such as Economics Business Administration Finance Engineering Architecture Real Estate or a related discipline.
- Strong financial and analytical skills including experience in financial modelling valuation methodologies cash flow analysis and investment underwriting.
- Solid understanding of real estate markets investment dynamics and key performance indicators across different asset classes.
- Business development mindset with the ability to identify opportunities build client relationships and contribute to revenue generation.
- Strong communication and presentation skills with the ability to interact confidently with clients investors and senior stakeholders.
- Proactive detail-oriented and highly organized with excellent problem-solving capabilities.
- High sense of responsibility autonomy resilience and ability to perform under tight deadlines in a fast-paced environment.
- Team player with strong interpersonal skills and the ability to coordinate mentor and manage junior team members.
- Fluency in English and Spanish both written and spoken. Additional languages will be considered an advantage.
- Advanced proficiency in Microsoft Office particularly Excel PowerPoint and Word. Knowledge of financial databases CRM platforms Power BI Argus or other real estate and analytical software will be highly valued.
- Demonstrated interest in artificial intelligence applications and emerging technologies with the ability to leverage digital tools to enhance productivity and data-driven decision-making.
- Strong clients focus and negotiation skills with the ability to manage multiple projects simultaneously while maintaining high-quality standards.
