Position: Project Manager Building Management & Control Systems (BMS/BEMS)

Job Summary

We are seeking an experienced Project Manager Building Management & Control Systems (BMS/BEMS) to lead and manage the successful delivery of Building Automation and Control System projects across commercial hospitality healthcare infrastructure industrial and mixed-use developments. The successful candidate will oversee the complete project lifecycle from engineering and design through procurement installation testing commissioning client acceptance and final handover ensuring projects are completed safely on time within budget and to the highest quality standards.

Key Responsibilities

Project Management

• Lead the execution of multiple Building Management System (BMS/BEMS) and Building Automation System (BAS) projects from initiation to completion.
• Develop project execution plans schedules resource plans budgets and project milestones.
• Monitor project progress and ensure timely completion while maintaining cost and quality objectives.
• Coordinate engineering procurement construction testing commissioning and handover activities.
• Manage project risks issues and change requests while implementing mitigation strategies.
• Prepare regular project progress reports forecasts and management presentations.

Technical & Engineering

• Review and approve engineering designs technical submittals shop drawings method statements material approvals and BOQs.
• Ensure compliance with project specifications client requirements international standards and local regulations.

  • Building Management Systems (BMS/BEMS)
  • Building Automation Systems (BAS)
  • HVAC Control Systems
  • Guest Room Management Systems (GRMS)
  • Home Automation Systems
  • Energy Management & Metering Systems
  • CO Detection Systems
  • Motor Control Centers (MCC)
  • PLC-based Control Systems
• Support engineering teams in resolving technical issues during project execution.

Construction & Site Management

• Supervise installation activities and ensure work is executed according to approved drawings and specifications.
• Coordinate with civil mechanical electrical ELV and MEP teams for seamless project execution.
• Conduct site inspections to verify installation quality and project progress.
• Ensure compliance with HSE policies and safe work practices.

Testing & Commissioning

• Lead pre-commissioning testing functional testing integrated system testing and commissioning activities.
• Coordinate with consultants clients vendors and subcontractors during testing and inspections.
• Ensure all systems are fully operational and meet contractual performance requirements.
• Manage punch list clearance and final client acceptance.

Client & Stakeholder Management

• Serve as the primary point of contact for clients consultants contractors and suppliers.
• Conduct project meetings and provide regular updates on project status.
• Resolve technical and commercial issues efficiently to maintain project timelines.
• Build and maintain strong client relationships throughout the project lifecycle.

Commercial & Contract Management

• Monitor project budgets costs procurement and resource utilization.
• Review subcontractor performance and contractual obligations.
• Support variation orders claims commercial negotiations and project closeout documentation.
• Ensure accurate project documentation including as-built drawings O&M manuals and handover packages.

Minimum Qualifications

• Bachelors Degree in Electrical Engineering or a related Engineering discipline.
• PMP Certification is preferred and will be considered an added advantage.
• Additional certifications in Building Automation Systems or Project Management are desirable.

Experience

• Minimum 10 years of experience managing Building Management System (BMS/BEMS) or Building Automation System (BAS) projects.
• Proven experience delivering large-scale commercial hospitality healthcare industrial infrastructure or mixed-use development projects.
• Strong background in engineering project execution testing commissioning and project handover.
