Job Summary

The Senior Lease Auditor is of the Lease Administration/Audit team and will have expert level skills in all areas of managing and performing lease audits related to OPEX CAM RET Insurance and Utilities.  

Your responsibilities:

  • Pre-audit reviews of all annual expense reconciliations to ensure accuracy and compliance with the lease terms (charges such as CAM operating expenses real estate taxes insurance utilities maintenance/repair capital expenditures etc.) 
  • Communication with landlord representatives to request appropriate backup documentation to support the annual statements and to continue dialogue during any potential dispute of charges.
  • Reviewing information provided by Landlords: General Ledgers Real Estate Tax bills Insurance premiums/declaration pages utility invoices amortization schedules monthly estimates/impounds etc.  
  • Staying up to date with industry trends and market-specific practices to effectively audit and manage a variety of lease and property types.
  • Performing detailed analysis of expenses charged using standardized checklists and year over year variance worksheets.  
  • Working closely with Lease Analysts.
  • Preparing final analysis and clearly articulating the Summary of Findings for each audit performed. Prepare savings/recovery invoices to be provided to accounting for billing clients as appropriate per contracts. 
  • Maintaining audit files/records and detail tracking of audits in process status dates and details regarding landlord communications outstanding matters closed audits and any realized savings.  
  • Overseeing maintenance of account process processes and playbooks working closely with Operations Director.
  • Providing quality control reviews of Lease Auditors work and willing to assist with any disputes that were not addressed. 
  • Researching Tax websites for GIS/parcel maps and communicating with taxing authorities for more in-depth information for review.
     

What we expect:

  • Strong knowledge of commercial lease language and ability to interpret provisions related to landlords rights to pass through certain expenses to tenants (eg.  Proportionate Shares Management and Administrative fees Base Years Gross up provisions CAPs amortization of capital expenditures GLA GLOA Co-Tenancy among other lease provisions. 
  • Strong knowledge and understanding regarding the idiosyncrasy of different lease types such as commercial retail medical industrial. Basic understanding of Stark Laws as it relates to medical clients. 
  • Ability to interface with all Landlord representatives on complex audit/lease issues (Landlord Owner Manager Accountant Legal Risk etc.) 
  • Ability to work with others in all in-depth aspects of performing lease audits for all lease types (NNN Base Year etc.) 
  • Ability to process a high number of pre-audits annually. 
  • Ability to learn how reconcile client accounts for payments made related to OPEX CAM Tax. 
  • Ability to understand the dynamics of working as a 3rd party auditor with a company that also provides other service lines and keeping the integrity of the tenant-landlord relationship even in a dispute situation. 
     

Qualifications and experience:

  • At least 5 years of relevant experience in the commercial real estate lease administration industry and/or paralegal accounting or property management fields having worked in either (or both) the Landlord or Tenant sector. 
  • Extensive knowledge of US audit practices.
  • Working experience with commercial real estate database applications (ProLease Harbor Flex CoStar) and accounting software (MRI Yardi or other lease management database systems).
  • Strong analytical and technology/database skills.
  • Associate or bachelors degree in business accounting real estate or similar field preferred. 
  • Strong attention to detail and the ability to stay organized in a fast-paced environment.
  • Excellent communication and relationship-building skills.
  • Ability to manage multiple priorities while maintaining accuracy and quality.
  • Solid working knowledge of Microsoft Excel Outlook and other MS Office tools.
