Services Specialist Estimator / Quantity Surveyor
Project Location: Queensland Australia.
Engagement: Remote (international). The candidate will work remotely from their country of residence.

Job Description
The Company is seeking an experienced Services Specialist Estimator / Quantity Surveyor to support a project in Queensland from a remote location overseas. The role covers the services trades including mechanical electrical hydraulic and fire services and involves generating detailed Bills of Quantities from contract and current issue documentation all coordinated electronically with the Queensland project team.
A core function of this role is to generate a detailed Bill of Quantities for comparison between the Companys Head Contract Documentation and the current issue (amended) documentation identifying all differences in design quantity and scope to support Head Contract variation submissions.
The role also involves generating a Bill of Quantities from each subcontractors contract
documentation and comparing it against the current issue documentation to confirm the
subcontractors contracted scope remains properly coordinated with the current design and to support the assessment of subcontractor variation quantities.
The ideal candidate has strong experience reading services engineering drawings and specifications across mechanical electrical and hydraulic trades with a solid understanding of quantity takeoff cost control and construction documentation processes.
Key Responsibilities
Bill of Quantities Generation Head Contract
Generate detailed Bills of Quantities from the Companys Head Contract Documentation acrosr mechanical electrical hydraulic and fire services scope.
Generate detailed Bills of Quantities from the current issue (amended) documentation for the same scope.
Compare the two Bills of Quantities to identify all differences in design quantity and scope between the Head Contract Documentation and current documentation.
Prepare detailed reports outlining these differences to support Head Contract variation
submissions.
Provide clear well substantiated supporting documentation to the Contracts Administration team for Head Contract variation claims and negotiations.
Bill of Quantities Generation Subcontractor Documentation
Generate detailed Bills of Quantities from each subcontractors contract documentation across services trades.
Compare subcontractor contract documentation against the current issue documentation to confirm quantities and scope remain properly coordinated.
Identify and report any discrepancies between a subcontractors contracted scope and current documentation supporting the assessment of subcontractor variation claims and quantities.
Flag coordination gaps between subcontractor contract documentation and current
documentation to the Contracts Administration team.
Project Coordination
Liaise with consultants services subcontractors and site teams to clarify quantity and scope requirements.
Coordinate with the Companys services subcontractors and consultants to resolve
documentation discrepancies and design revisions.
Progress Monitoring
Track project milestones and identify potential documentation or quantity risks across services trades.
Prepare periodic Bill of Quantities comparison and variance reports.
Communicate documentation and quantity updates to internal teams.
Recommend solutions to resolve discrepancies and maintain project timelines.
Quality and Compliance
Ensure Bill of Quantities generation and comparison activities comply with project
specifications and company procedures.
Support continuous improvement initiatives within estimating processes.
Maintain accurate Bills of Quantities comparison reports and project documentation.
Remote Working Requirements
Must maintain a minimum of 4 to 5 hours of overlap with Queensland business hours (AEST) each working day for meetings coordination calls and query turnaround.
Reliable high speed internet connection and a suitable home office setup capable of
supporting video calls large drawing files and cloud based document access.
Comfortable working across Procore Bluebeam Revu and Microsoft 365 and SharePoint for receiving drawings and contract documentation and collaborating with the Queensland team in real time.
Responsive written and verbal communication in English given the reliance on remote
coordination rather than in person site presence.
Availability for periodic video meetings with the Contracts Administration and site teams scheduled to suit the Queensland time zone.
Required Qualifications
Diploma or Bachelors degree in Quantity Surveying Construction Management Engineering or a related field (preferred).
Minimum of 3 years of experience in services estimating or quantity surveying within
construction with mechanical electrical or hydraulic exposure (hard requirement).
Strong understanding of mechanical electrical and hydraulic services installation processes.
Experience interpreting services drawings specifications and contract documentation.
Demonstrated experience preparing Bills of Quantities and comparing contract documentation to identify scope and quantity differences.
Excellent organisational analytical and communication skills.
Ability to manage multiple projects simultaneously.
Preferred Qualifications
Experience working with commercial residential industrial or infrastructure construction projects.
Familiarity with Australian Standards for mechanical electrical hydraulic and fire services.
Experience assessing subcontractor variations or claims within a Head Contract environment.
Prior exposure to Head Contract administration variation submissions or subcontractor scope reconciliation is highly regarded.
Technical Skills
Estimating and Quantity Surveying
Microsoft Excel (Advanced) essential for Bill of Quantities building comparison and
reconciliation.
Bluebeam Revu used for drawing markup takeoff and document comparison.
Microsoft Project or Primavera P6 (an advantage not essential).
Construction Software
Procore (preferred).
AutoCAD (basic understanding).
Services estimating or takeoff software such as Planswift On Screen Takeoff or ProEst (an advantage).
Autodesk Construction Cloud (preferred).
