This is a core research-and-operations seat covering deal sourcing market analysis and portfolio monitoring. You arent just filing documents; you are organizing asset evaluation in a modern waymastering financial record verification underwriting prep and property pipelines to frame an investment thesis.

Youll take the lead on:

• Strategic Market Sourcing: Sourcing qualifying apartment opportunities across CoStar LoopNet Crexi MLS and off-market channels.
  

• Underwriting Data Preparation: Gathering and summarizing crucial financial data (rent rolls operating expenses T12 cap rates and NOI).
  

• Property Owner Outreach: Databasing property owners and running structured outreach campaigns to uncover off-market opportunities.
  

• Asset & Portfolio Monitoring: Tracking operational updates from property management companies identifying vacancy trends and flagging risks.
  

• Financial Record Verification: Reviewing property manager reports verifying receipts checking line items and ensuring zero surprises for the founder.
  

• AI Workflow Integration: Implementing AI-enhanced workflows (using Claude ChatGPT and Perplexity) to compress research time and accelerate summaries.
