Location: Remote (Targeting Philippines South Africa or LATAM)

Schedule: U.S. Central Time (CST) / Eastern Time (EST) overlap required

Their core business model centers on finding complex heirship propertiesspecifically targeting vacant homes tax-delinquent real estate and estates where heirs have a disconnected interest in the asset. They purchase fractional interests from willing heirs locate co-heirs and resolve title/probate challenges to buy properties at a deep discount and unlock substantial equity.

They are looking for a sharp highly analytical Real Estate & Heir Property Researcher to work directly alongside the founder every day. This is an execution-heavy research-dense role for someone who thrives on digital detective work connecting loose ends auditing public records and identifying high-yield off-market opportunities.

Role Overview

The Off-Market Real Estate & Heir Property Researcher will serve as the engine of the firms acquisition strategy.

Approximately 85% of the role focuses on direct investigative research (probate searches title abstracting genealogy tracking valuation audits and county court portal lookups) with 15% focused on data logging sheet management and daily syncs with leadership.

The ideal candidate can take a raw property address a tax-delinquent lead or an estate notice and independently map out the propertys true value legal ownership structure chain of title and all surviving heirs.

This includes:

  • Filtering tax-delinquent and vacant property lists against strict equity criteria ($150k as-is value)

  • Auditing tax assessor valuations against actual market comps (Zillow Redfin PropStream)

  • Investigating county clerk chancery court and circuit court portals across target states (specifically AR and TN)

  • Conducting deep genealogy tracking (Ancestry FamilySearch public records) to build complete family trees

  • Uncovering co-heirs missing relatives and partial-interest estate dynamics

  • Maintaining clean spreadsheets and tracking records for active acquisition files

The successful candidate must possess high critical thinking skills a strong balance of independence and coachability and high attention to detail across repetitive deep-dive research tasks.

Key Responsibilities
1. Off-Market Lead Identification & Valuation Auditing
  • Filter raw distress lists for target patterns including 2 years of tax delinquency vacant properties and deceased owner estates with strong underlying equity.

  • Audit tax assessor valuationsrecognizing when assessor data is inaccurateand establish realistic market values using PropStream Zillow Redfin and recent local sales comps.

  • Flag high-potential needle in a haystack properties for immediate founder review.

2. Title Abstracting & Court Record Research
  • Navigate county clerk chancery court and probate portals across target US states (specifically CourtConnect/ARCourts in Arkansas and Chancery Court dockets in Tennessee).

  • Locate wills probate filings intestate estate records and land transfer records.

  • Trace chains of title and examine deeds to identify clouds on title unrecorded transfers or fractional ownership structures.

3. Family Tree & Heir Genealogy Investigation
  • Perform digital skip-tracing and genealogy research using FamilySearch obituary archives and public record databases.

  • Map out complete family trees for deceased owners to identify all legal heirs and surviving family members.

  • Pinpoint situations with partial-interest dynamics (e.g. identifying a cooperative heir versus a non-responsive sibling).

4. Daily Founder Collaboration & Process Execution
  • Sync daily with the founder to review lead batches adjust research parameters and pivot based on state-specific market dynamics.

  • Maintain clean organized Google Sheets tracking property values heir contact paths and research status.

  • Apply context clues and analytical judgment to ensure zero high-value leads slip through the cracks.

Hard Skills & Qualifications
  • 2 years of experience in US real estate research title abstracting probate research paralegal work or complex skip-tracing.

  • Proven ability to navigate US county court databases GIS mapping portals and state court portals (specifically Arkansas and Tennessee portals).

  • High proficiency with real estate databases (PropStream BatchData RealtyTrac) and genealogy/public record tools (Ancestry FamilySearch TruthFinder).

  • Advanced Excel / Google Sheets skills for tracking complex family trees and property data.

  • Full availability during US business hours (CST / EST).

  • Excellent written and spoken English communication skills.
