As Area Operations Manager you are the operational partner to the General Managers of our mid-scale hotels in the Baltics region. You are the person GMs call when something needs solving and the person who makes sure that what is agreed at group level actually lands on the ground consistently in every property in every market.

You report to the Group Director of Operations and work as the connective tissue between the group office and the hotels: translating portfolio strategy into execution and carrying hotel-level reality back up so decisions are made on facts not assumptions.


What you will do:
Operational partnership:
Act as the day-to-day operational counterpart for an assigned group of 34 hotels;
Follow up on operational issues raised at property level through to resolution;
Provide hands-on support to GMs and their teams on site not only on calls.
Standards SOPs and brand compliance:
Drive consistent application of operating standards and frameworks across your portfolio;
Identify gaps in SOP implementation and support the rollout of new standards and audits;
Implement brand compliance requirements locally (Hilton Marriott and others) and follow up on audit findings to closure.
Performance and cost:
Monitor operational KPIs across your hotels flag deviations early and support corrective action;
Work through budget and cost analysis at property level at a level of detail that stands up in an owner conversation.
People:
Support the onboarding of new General Managers and their integration into the portfolio;
Deliver operational training to hotel teams where needed.
Pre-opening:
Support pre-opening workstreams for 34 projects as delegated by the Group Director of Operations.
Cross-functional liaison:
Route hotel-level issues to the right central function (HR IT Finance Commercial) and keep them moving.

What we expect:
Minimum 5 years in a General Manager Hotel Manager or equivalent role leading multidisciplinary teams;
Proven ability to operate across several properties and geographies at once and to adapt to different market conditions and property cultures;
Fluency in reading a P&L and holding a credible cost conversation with a GM;
A solutions-oriented mindset you arrive with options not only with problems;
Willingness to travel regularly across the portfolio;
Fluent English; additional languages of our markets are an advantage;
Nice to have:
Experience within an international branded environment (Hilton Marriott IHG or similar) including brand standards and audit processes;
Multi-country or third-party management company experience;
Pre-opening exposure.

Required Skills:

510 years of project management experience in construction or property development Proven track record delivering complex building projects from construction through fit-out Experience in hospitality projects is preferred Experience in renovation or conversion projects is an advantage Experience working in Italy or with Italian construction practices and regulations is highly desirable Strong budget management and cost control skills Ability to manage multiple stakeholders across different countries and cultures Hands-on site-based working style Fluent English required Italian is a strong advantage Strong organisational planning and reporting skills
