Looking for a candidate with 78 years of experience (preferably BE/ Diploma Civil Engineer) in endtoend experience in handling highend residential projects for luxury segments with thorough knowledge of costing and preparing project commercials.

They are expected to take control of all operational aspects of all projects undertaken and manage them end to end with the help of internal and external stakeholders in a way that gives ease and comfort to clients. They should have effective communication negotiation leadership and problemsolving skills.

They should be someone who is based in Mumbai or willing to relocate and are willing to join immediately or within 30 days

Job Responsibilities:

  • Conduct initial site visit.
  • Prepare site visit report and circulate within all stakeholders.
  • Prepare broad timelines for that project.
  • Resource planning.
  • Project Planning. Prepare a detailed project schedule.
  • Provide views during shortlisting of contractors/vendors.
  • Identify long lead items and inform the procurement team.
  • Identify any critical items that can be forecasted to mitigate risk.
  • Provide inputs during the preparation of BOQ.
  • Check all the BOQs before the approval process.
  • Work closely with the Procurement team during the contractor/vendor finalization process. Provide regular inputs during this process.
  • Provide inputs to the design team during the design phase of the project.
  • Coordinate with the design phase for necessary drawings required during the finalization of BOQs

CONSTRUCTION PHASE:

Coordinate with all onboarded vendors/contractors for kickoff meetings at the site. Prepare detailed MOM of these meetings and circulate within all stakeholders.
Define the main objectives of the project its purpose and its scope.
Also identify key internal and external stakeholders discuss shared expectations with and gain the required authorization necessary to move a project forward.
Periodic site visits during the construction phase.
Project Planning for timely completion.
Coordination for material tracking with all vendors.
Attend site meetings regularly.
Track daily reports from site executives.
Provide technical support to the site team to maintain the desired quality.
Track the project as per the planned schedule
Analyse the delay if any and provide solution.
Quality check. Maintain highquality standards. Develop quality check methods and implement them.
Check and approve all contractors/vendors bills.
Coordinate with the finance team for contractors/vendors payments.
Submit cash flow to Management.
Coordinate/communicate with all departments.
Track client billing as per predefined milestones.

POSTCONSTRUCTION PHASE:

Obtaining all necessary documents and warranty guarantee certificates from contractors/vendors would then be handed over to the client.
Make a proper handover report.
Approve all contractors/vendors final bills.
Monitor snagging/desnagging process. Minimize snags.
Record feedback from all stakeholders.
Document all the learnings during the entire project execution

Job Location: Kanjurmarg Office and occasional travel to Marine Drive for client meetings
