Job Description

  • Attend and participate in all Operations meetings and events.
  • Conduct regular tours of the residences and make recommendations for changes as well as note deficiencies and ensure corrective action is taken.
  • Meet on a regular basis with all managers, supervisor, and non-management employees.
  • Develop profit improvement ideas, policies and procedures and implement them with approval of the Director of Residences.
  • Assist in ensuring that all areas of the residences are appropriately staffed to handle demand periods and that staff are well trained, polite and conduct themselves in a professional manner.
  • Ability to develop, with the aid of key personnel, strategies and programs to ensure attainment of the residential goals and objectives.
  • Ability to participate in the preparation of a comprehensive annual operating profit plan, for all departments in the residential operation with addendum plans for maintenance, repair, sanitation energy conservation and uniform replacement.
  • Capable of preparing a capital expenditure plan/reserve study plan.
  • Ability to prepare quarterly staffing development succession plan and salary administration plan.
  • Coordinate and manage the day-to-day operations of the residences.
  • Ensure all Four Seasons residence Policies and Procedures are followed.
  • Conduct weekly Operations meetings to discuss operational challenges, opportunities and to improve or maintain an excellent communication flow.
  • Monitor and review the daily labor report and the monthly profit and loss statement, analyze results and take action when necessary.
  • Monitor all standards in the residences to ensure they are in place and enforced.
  • Initiate all purchase requests and orders to ensure adherence to purchasing procedures.
  • Develop and install a system of standards of performance, whereby each individual may objectively appraise their own management performance.
  • Implement performance planning and review all management personnel, according to established performance standards and mutually agreed upon results to budgeted plans.
  • Set forth clear guidelines and ensure that these are adhered to throughout all residential operations.
  • Implement and develop training programs in all departments to produce in-depth qualified personnel, to ensure continuity of management, and to prepare for vacancy and/or transfer requirements.
  • Set forth minimum acceptable standards of quality, operation and service as a benchmark point for self-measurement.
  • Supervise all key management personnel in carrying out their operating responsibilities and tasks, coordinating efforts and establishing priorities where necessary.
  • Control all capital and reserve fund expenditures and ensure the proper guidelines are adhered to and projects are completed on a timely basis.
  • Control expenses based on budget.
  • Ensure the facility is well maintained with respect to Housekeeping and Engineering.
  • Actively participate in all appropriate operations committees such as Energy Conservation Program, Safety Committees and Recycling and Board of Operations meetings.
