Leasing Manager

This position is responsible forattracting and retaining tenants to minimize vacancies and improvetenant mix and asset occupancyupdatesinternal space trackingsoftwaredraftsand processesnew and renewal lease forms and packageshelps completeleasing related investor reporting andprovidesgeneralsupport to the local portfolio properties topreserve customer satisfaction.

The position isto work in-office5 daysa weekwith up to 25% travel within Portland area.

Responsibility

Leasing

• Primary contact for new leases renewalsexpansionslease administration and directs the negotiation process with tenants following guidance from the Assets Management team.
• Negotiatesleasesfollowing the BKM lease process. This includesgatheringinitialtenantqualificationmaterials(runningcredit checksobtainingfinancialstatementsetc.)tracking proposals and negotiations in VTS lease/amendmentdrafting document execution and ensuring lease documentsareinternally processed and transitioned upon execution.
• Maintain good working relationships with external brokeragelistingteamsand serve as a liaison for engaged deals with brokerage team and ownership.
• Maintain all leasing templates andworking filesin an organized manner.
• Maintain all listing agreements with brokers to ensure active agreements in good standing
• Confirmand track receipt of all commission invoices
• Regularly visitvacant spaces to ensure show readycondition.
• Works closely with property management architectsand contractors to helpexpeditethe space planning and tenant improvement process to maximize leasing velocity.
• Establish andmaintainpositive tenant relationships to promote occupancy and accelerate lease renewals and portfolio retentionrate.
• Complete thepertinentleasinginformationfor anyinvestor reporting.
• Stay abreast of market conditions and best practices across multiple markets within Portland.

Marketing

• Assistwith executing the marketing and leasing strategy for the BKM Santa Ana portfolio of multi-tenant lightindustrial properties.
• Maintain company and property visibility with the brokerage and prospect community through industry events and marketing programs to maximize property exposure to the marketplace.
• Verify accuracy ofmarketing materials including but not limited to brochuresleasing signageflyers site plans and floor plans.This includes all materials and updates into BKMs suite of software (e.g.Property Capsule VTS & BKM Intel).BKM has an in-house marketing team for design.
• Coordinates with other employees toassistwith broker and tenant relations events.

The Qualifiers

• Minimum 5 years related work experience to include real estate brokerage salesand/orlandlord representation.
• An active Oregon Salesperson/BrokersLicense
• Excellent skill and experience in working with legal documents contract reviewnegotiationand a full understanding of lease terminology calculations financialtermsand principleswith strong attention to detail
• Ability to forecast and budget expected property rental rates summarize and gatherfinancial data for leasing costs and timing for space absorption and toevaluate leasing and pricing performance against budgeted expectations.
• Working knowledge ofYardi andMicrosoftOffice applications with the skill set to build andmaintainspreadsheetsaccessand analyze financial data per lease and analyze industry standard data including market information lease comps sale compsand competitive property surveys.
• Must take initiative complete projects with minimal supervision and exercise good judgment.
• Highly resourcefulteam-player with the ability to also be extremely effective independently andthis position requiresgood workethic and attendance.
