Job Purpose
To make Runwal a preferred brand for all consumers in terms of quality and satisfaction through our pursuit of excellence innovation commitment and customer centricity
Responsible for ensuring inspection of project sites and management of end to end facilities of the project post construction phase till the society is established and Security & administration of all the Projects & Sales offices
Accountabilities

Key Accountabilities/Responsibilities
1.
Preparation of all the SOPs budget and tracking the same on weekly and monthly basis
2.
Taking over of all as built drawings from Projects / Consultants
3.
Execute operational plan chalked out by zonal project head and provide support in establishing facilities team structure resource management etc. that assures profitability through timely completion of projects and cost effectiveness
4.
Taking over all the Capital equipments SOPs AMC from projects team in running conditions.
5.
Ensure regular meetings with customers and their representatives
6.
Oversee inspection of project sites on handover from project sites team ensuring compliance to design and standards
7.
Ensure resolution of post possession customer complaints as per prescribed timelines in consultation with CRM /projects department. Responsible for 100% customer satisfaction
8.
Ensuring the local liasioning with local authorities as and when required
9.
Ensure maintenance of security parking maintainence and housekeeping of the project till the establishment of the society
10
Ensure water electricity and other utilities connection in consultation with land acquisition & liasioning team
11
Driving Society formation and timely handover of the society including the post handover coordination with the society
12
Preparation and submission of weekly and monthly MIS of all the project sites / Sales office
13
Responsible for smooth functioning of entire General Administration of all the project sites & sales offices
14
Manage facility management teams at all the sites and perform performance appraisal for all the direct reports as per PMS deadlines
Experience & Educational Requirements
EDUCATIONAL QUALIFICATIONS:
(degree training or certification required)
Bachelors in civil/ mechanical engineering
RELEVANT EXPERIENCE:
(no. of years of technical functional and/or leadership experience or specific exposure required)
10 years of experience in the Projects/ Facilities Management in Commercial & Residential with at least 5 years of experience in facilities management
Skills & Competencies Required
ESSENTIAL SKILL & COMPETENCIES :
(Required skills & competencies which are needed in the person for performing efficiently)
Technical Skills :Knowledge of construction industry contract labour laws budgeting & accounting and developing and implementing new procedures
