Job Summary
The Leasing Consultant is responsible for optimizing property occupancy and income through grass-roots marketing and effective closing and renewal techniques. This includes building prospects interest in the property and converting them into residents at the conclusion of the selling process. This position is based at our Hillside location in Gaithersburg Maryland.

Essential Job Functions

• Champions continuous improvement and regularly executes strategies to enhance resident satisfaction work processes and property performance
• Leads tours of the property; shows model unit(s) and markets amenities to close sales and maintain occupancy
• Assists in creating marketing collateral detailing the propertys unique features amenities size floor plans vacancies rental rates and current promotions
• Processes rental applications in accordance with policy
• Markets MRK within the community utilizing social media to generate prospect interest
• Tracks and follows-up with all referrals walk-ins and phone inquiries
• Ensures the application files contain all required documentation
• Works with the Property Manager to develop and implement resident programs including special events and ongoing instructional and recreational activities
• Inspects the model unit daily to ensure its prospect-ready
• Complies with company policies and Fair Housing rules and regulations in all prospect and resident interactions
• Maintains regular office hours ensuring adequate coverage on weekends and holidays
• Ensures daily follow-up on all marketing sources
• Completes and maintains lease files for each rental and ensures all files remain compliant with company policy and procedures
• Completes initial application certifications for all funding sources accurately and on-time to ensure compliance with applicable program(s) (e.g. LIHTC HOME Public Housing etc.)
• Completes and submits reports to NJHMFA the compliance department and property manager
• Inspects vacant units to ensure they are move-in ready
• Leverages Yardi software throughout the application process

• Bachelors degree (or equivalent combination of education and experience)
• Minimum of three years of sales/leasing experiencepreferably within the property management industry
• Experience with affordable housing (Tax Credits) is preferred

The hourly pay rate for this role is $20-$30/hour depending on relevant experience and fitness to the role.
