With a steady pipeline of files and clear internal processes this role allows an experienced underwriter to focus on structuring deals navigating complex files and securing the strongest possible mortgage approvals for clients.

This opportunity is ideal for an experienced underwriter who will work directly with the Team Lead and their clients and who enjoys solving challenging mortgage scenarios and thrives in a fast-paced brokerage environment where precision accountability and client outcomes matter.

The Role: The Senior Mortgage Underwriter is responsible for the credit analysis deal structuring and lender negotiation phases of the mortgage process. The primary objective is to secure the best possible Mortgage Commitment for the client while protecting the brokerages license through strict adherence to compliance and AML guidelines.

Once the commitment is signed and the initial conditions are understood the file is handed off to the Fulfillment Team for completion and funding.

This is an in-office role based in Surrey BC working closely with the Lead Broker and operations team in a collaborative brokerage environment.

1. Credit Analysis & Deal Structuring

  • Detailed Risk Assessment: Analyze client applications credit bureaus and income documentation to calculate accurate Debt Service Ratios (GDS/TDS) and Net Worth prior to submission.
  • Strategic Structuring: Structure complex files (including self-employed rental portfolios and bruised credit) to fit specific lender guidelines.
  • Triage: Identify "deal killers" or application weaknesses early; propose alternative solutions B-Lender strategies or credit repair plans to the Lead Broker.
  • Product Knowledge: Maintain expert-level knowledge of lender products policies and rate sheets to ensure the client is placed with the optimal lender.

2. Lender Submission & Negotiation

  • Submission Management: Prepare comprehensive submission notes ("the story") and submit deals using Expert Finmo or Velocity.
  • Approval Acquisition: Manage the file from submission to Mortgage Commitment answering lender queries and satisfying initial "submission conditions."
  • Negotiation: Proactively negotiate with lender underwriters to overturn declines request rate exceptions or waive unnecessary conditions.
  • Commitment Review: Audit the Mortgage Commitment for accuracy (rate term conditions) before presenting it to the client.

3. Compliance & Risk Management

  • KYC & AML: Perform mandatory Know Your Client (KYC) verification and Anti-Money Laundering (AML/FINTRAC) checks during the file setup stage.
  • Fraud Prevention: Scrutinize documents for authenticity and consistency to prevent mortgage fraud.
  • CRM Data Integrity: Ensure all file details notes and status updates are entered accurately into BluMortgageto maintain data integrity for reporting.

4. Client Consultation & The Hand off

  • Client Advisory: Review the Mortgage Commitment with the client (or support the Lead Broker in doing so) to explain terms rates and required documentation.
  • The Hand off: Prepare the file for the Fulfillment/Closing Team. This includes:
    • Ensuring the Commitment is signed.
    • Creating a clear list of outstanding conditions.
    • Conducting a brief handover note/meeting to flag sensitive client details or complex lender requirements.



Requirements

  • 5 years mortgage underwriting experience within a brokerage or lending environment

  • Strong experience with complex files including self-employed borrowers rental portfolios and credit-challenged applicants

  • Advanced knowledge of GDS/TDS calculations credit analysis and mortgage structuring

  • Experience submitting deals through Expert Finmo Velocity or similar mortgage platforms

  • Familiarity with BluMortgage CRM or comparable systems

  • Strong understanding of FINTRAC AML and mortgage compliance requirements

  • Exceptional attention to detail and documentation accuracy

  • Strong communication skills with the ability to explain mortgage commitments clearly to clients

  • Ability to manage multiple files simultaneously in a fast-paced high-volume environment

  • Highly organized proactive and solution-oriented
