POSITION: Float Maintenance Assistant
SUPERVISOR: Property Manager or designee
Compensation: $24-$25/hourly DOE
SUMMARY OF RESPONSIBILITIES:
The Maintenance Assistant is responsible for ensuring clean proper and safe operation of all building systems as well as general maintenance of the building in cooperation with the Property Manager. This includes the general upkeep and appearance of the interior and exterior of the building. The Maintenance Assistant will also be responsible for trash pickup and removal and snow collaboration with and with supervision from the Property Manager and other members of the Maintenance or Facilities staff the Maintenance Assistant will assist with minor repairs as needed and will be responsible for organizing assignments in order to ensure all tasks are completed in a timely manner.
GENERAL QUALIFICATIONS:
Sensitivity to issues of aging and ability to work well with a senior population.
Ability to follow written and spoken instructions.
Ability to communicate clearly verbally and in writing with staff and residents
Ability to work as a team player promoting good relations with co-workers and residents/participants.
Ability to be flexible with work assignments other departments and schedule changes.
Awareness of safety and security issues.
Positive attitude strong work ethic and organizational skills.
SPECIFIC QUALIFICATIONS:
At least 2 years of satisfactory employment in housekeeping/maintenance.
Experience using and maintaining floor equipment.
Experience with carpet extraction and maintenance VCT floor maintenance etc.
Ability to carry out a cleaning and maintenance schedule without close supervision.
Some understanding of building environmental systems and operations.
Ability to access all areas of the property including stairwells roof etc.
Ability to do heavy lifting and the operation of equipment that may be physically
challenging. Must be able to lift and transfer up to 75 lbs. without stress or injury.
SPECIFIC AREAS OF RESPONSIBILITY:
General maintenance and cleaning of the buildings and grounds.
Maintenance and safe operation of cleaning equipment outdoor equipment snow blowers etc. Must be able to recognize and report problems with equipment operation.
Work closely with the Property Manager to carry out a vigorous cleaning schedule including vacuuming and washing of floors dusting of halls and common areas.
Maintain a high standard of safety appearance and cleanliness at all times.
Perform daily cleaning duties as well as floor stripping and waxing carpet shampooing and extraction and other maintenance procedures as needed.
Communicate well with other staff to accomplish assigned tasks.
Complete assigned work orders in a timely manner.
Monitor supply inventories and report needs to Plant Manager.
Perform light maintenance duties including light bulb and ballast replacement basic plumbing and electrical repairs as directed by the Plant Manager.
Complete cleaning and minor repairs of unit turnovers in a timely manner.
Perform other duties and functions as assigned by the Property Manager.
