The Opportunity

The Construction Manager acts on behalf of the client to plan direct and control all phases of construction managementtoensure quality standards budgets and agreed upon timeline are managers coordinate and supervise the construction process from the conceptual development stage through final construction making sure that the project gets completed on time and within budget. The individual in this role often works with owners engineers architects and others who are involved in the process.

What You Will Do Essential Responsibilities

• Develop a strong understanding of the role that Gafcon is to serve in the project including a thorough understanding of the scope of work contract documents including drawings specificationsdesignand construction contract as well as regulatory requirements associated with the project
• Have an in-depth working knowledge of the Gafcon Project Management Policies and Procedures
• Be prepared to discuss the projects current scope schedule budget current and potential challenges delivery method and execution status throughout the planning design and construction process
• Ensure regular andtimelyreporting of the projects progresstoadvise of any conditions that would affect timelines or costs
• Provide feedback to ensure adjustments are made ona timelybasis with minimal disruption tothe project
• Promote open communication and collaboration between all parties to ensure that projects are completed with minimal disruptions and delays
• Maintain computerized project reports as dictated by the project and bycontractualobligations
• Maintainaccurateup to date information in the Gafcon Project Management Information System
• Manage theselectionof general contractors and trade contractors to complete specific phases of the projectwhich could include everything from structural metalworking and plumbing to painting toinstallingelectricity and carpeting
• Determinethe labor requirements of the project and in some cases supervise ormonitorthe hiring and dismissal of workers
• Oversee the performance of all trade contractors andare responsible forensuring that all work is completed on schedule
• Construction managers direct andmonitorthe progress of construction may be done through construction supervisors or other construction managers
• Responsible for obtaining all necessary permits and licenses and depending upon the contractual arrangements for directing or monitoring compliance with building and safety codes other regulations and requirements set by the projects insurers
• Oversee the efficient andtimelydelivery and use of materials tools and equipment; worker safety and productivity; and the quality of the construction.
• Reviewevaluateand recommend changes to project documents as required by project needs
• Assistin the establishment of a master schedule to ensure that the project is completed within agreed upon time and cost constraint
• Monitor construction to ensure that project is completed in compliance with agreed upon quality standards and specifications

Supervisory Responsibilities

The person in this positionmay have Assistant PMs and/or administrative support staffreporting to him/her.

Qualifications and Requirements

• An Associates orBachelors degreein Architecture Engineering Construction Management or related fieldis preferred
• Aminimum of seven(7)years in education or public worksconstruction experienceisrequired
• Requires knowledge of the principals of cost estimating scheduling and contract be able to independently prepare technical analysis and cost estimates for proposed changes
• Ability to accurately interpret construction contractual documents and contract modifications todeterminecost of such change
• Accurately analyzes situations andassistsin developing contingencies for estimates
• Mustpossessproficient oral and written communication and presentation skills and able to communicate effectively witha widevariety of people with diversebackgroundsof all levels and disciplines
• Must be able to develop andmaintainpositive cooperative team-oriented relationships with co-workers supervisors managersclientsand others in contact with the job
• Must have strong customer service orientation and assess customer needs and ensure delivery/receipt of service whenappropriate
• Able toefficiently and effectively handlemultiple and shifting priorities
• Strong working knowledge of MS Office as well as project managementapplications
