Purpose / Overview :
The Operations Manager is responsible for leading and overseeing the full spectrum of operations for assigned mixed-use properties. The role focuses on ensuring operational excellence tenant satisfaction regulatory compliance and long-term asset value optimization. The Operations Manager provides strategic and operational leadership to property teams and reports to senior management.

Key Responsibilities :

• Lead and oversee all day-to-day operations of assigned mixed-use properties ensuring consistent service delivery and operational efficiency.

• Develop implement and continuously improve comprehensive operational and property management strategies to enhance property performance and value.

• Conduct regular site inspections to evaluate property conditions identify risks ensure compliance with safety standards and drive corrective actions.

• Directly manage and mentor property teams including operations staff maintenance teams and administrative personnel to achieve performance targets.

• Serve as the senior point of escalation for tenant relations ensuring professional handling of complex issues disputes and high-impact service requests.

• Build and sustain strong tenant relationships through proactive engagement structured communication and service improvement initiatives.

• Monitor operating expenses maintenance costs and capital expenditures and implement cost optimization and efficiency initiatives.

• Review and present financial reports variance analyses and operational performance metrics to senior management and stakeholders.

• Participate in management activities including tendering contract negotiation performance monitoring and cost control.

• Oversee renovation fit-out and capital improvement projects ensuring adherence to timelines quality standards and regulatory requirements.

• Ensure full compliance with local regulations building codes zoning requirements environmental laws and industry standards.

• Establish and oversee preventative maintenance programs to protect assets extend equipment life and minimize tenant disruption.

• Stay informed on applicable property management regulations market trends and best practices to support continuous improvement.

Requirements :

• Bachelors degree in Business Administration Real Estate Management or a related engineering discipline.

• 5 years of progressive experience in property or facilities operations with at least several years in a managerial or leadership role.

• Demonstrated success in managing commercial residential or mixed-use developments including and stabilization phases.

• Strong expertise in property operations leasing principles financial analysis budgeting and real estate market dynamics.

• Excellent leadership communication negotiation and stakeholder management skills.

• Proficiency in property management systems (e.g. Yardi MRI RealPage) and Microsoft Office.

• Solid understanding of construction management project management and building systems (HVAC electrical plumbing).
