Position: Operations Associate Director / Sr. Property Manager
Location: Grapevine Texas
Salary: $80000 - $85000 / Annual
Reports to: Chief Development and Operations Officer

The Role:
- The Operations Associate Director is a critical leadership position responsible for the physical and operational backbone of our campus. You will oversee all campus operations facilities management and capital projects ensuring a safe efficient and high-performing environment for our staff and residents. This role requires a blend of strategic planning project management and hands-on leadership of our dedicated operations team.
Mandatory:
- 5 Years experience in a similar role managing a multifaceted large property
- Property Manager/ Director experience in a residential community environment
- Experience overseeing multiple related departments and infrastructures
- Solid tenure no more than 2 jobs in the last 5 years (max 3 jobs in 9-10 years)
- Non-profit experience is a similar capacity highly preferred
Key Responsibilities:
- Team Leadership: Directly lead and mentor the Facilities Manager Operations Support Manager and broader operations staff to ensure excellence in daily execution.
- Facilities & Infrastructure: Oversee the long-term performance and maintenance of campus buildings and grounds ensuring all infrastructure meets safety standards and operational needs.
- Capital Projects: Manage large-scale capital improvements and campus expansion projects from inception to completion including budgeting scheduling and quality control.
- Vendor Management: Source negotiate with and manage third-party vendors and contractors to ensure cost-effective and high-quality service delivery.
- Operational Systems: Develop and optimize systems for campus logistics safety protocols and resource management to improve overall organizational efficiency.
- Budgeting & Stewardship: Manage the operations budget with a focus on nonprofit stewardship ensuring resources are utilized effectively to support the organizations mission.
Qualifications:
- Experience: 5 years of experience in operations management facilities leadership or construction project management preferably within a campus or multi-unit residential environment.
- Leadership: Proven track role in managing diverse teams and fostering a collaborative mission-focused culture.
- Technical Proficiency: Strong understanding of building systems (HVAC electrical plumbing) vendor contract negotiation and project management software.
- Communication: Excellent interpersonal skills with the ability to report to executive leadership and interact compassionately with the community we serve.
