Responsibilities and Duties:
- Performs general preventative maintenance and corrective repair of buildings systems equipment and grounds.
- Utilizes several trade skills such as carpentry plumbing and painting.
- Complies with all applicable codes regulations governmental agency and Company directives related to building operations and work safety.
- Performs assigned day-to-day repairs emergency and preventative maintenance. Completes maintenance and repair records as required.
- Schedules and manages onsite vendors; makes sure vendor work is completed in a timely and correct manner.
- Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.
- Troubleshoots and repairs residential plumbing systems and kitchen appliances.
- Inspects new installation for compliance with building codes and safety regulations.
- Maintains lighting systems throughout the facility cleaning fixtures and replacing bulbs and lamps.
- Assists as needed with grounds maintenance of the property (i.e. performing raking sweeping leaf blowing or snow removal).
- Performs carpentry furniture assembly and locksmith tasks as needed.
- Responds quickly to emergency situations summoning additional assistance as needed.
- Performs other duties as assigned.
Qualifications:
- High school diploma or GED required; technical or trade school training preferred
- 13 years of experience in residential multifamily or facilities maintenance
- Working knowledge of general maintenance tasks including:
- Plumbing repairs
- Electrical troubleshooting (basic)
- HVAC maintenance (EPA certification a plus)
- Carpentry drywall painting and appliance repair
- Ability to perform preventative maintenance and respond to work orders in a timely manner
- Strong troubleshooting and problem-solving skills
- Familiarity with safety procedures tools and equipment used in maintenance operations
- Excellent customer service and communication skills when interacting with residents and property staff
- Ability to work independently and as part of a team
- Ability to lift up to 50 lbs and perform physical tasks such as bending climbing and standing for extended periods
- Valid drivers license and reliable transportation (if travel between properties is required)
- Availability for on-call or after-hours maintenance as needed
Preferred / Nice-to-Have
- EPA Universal Certification
- Experience in multifamily or residential housing environments
- CMRT CPO or similar maintenance certifications
- Basic computer skills for work order systems
