Job Overview
To coordinate field activities in the execution of daily routine facilities and maintenance work. Including base office but not limited to remote monitoring and supporting other office to ensure office facilities infrastructure equipment and furniture are in best condition.
Able to do rectification on basic office defects related to electrical work carpentry furniture infrastructure and lighting
Take responsibility for quality and details in all aspects of facilities maintenance work that impact on safety and productivity in offices
Manage and execute the hard service Work Order as per schedule. Instantly response and solve the service request from employees
Able to perform troubleshooting of general building M&E equipment within agreed scope of work for office.
Perform regular office inspection remotely monitor office inspection in other sites to report/feedback on office defects. Coordinate/execute rectification works for defects to maintain office condition
Planning and coordinating vendor site servicing activities
Ensure cost effectiveness of all maintenance and repairing job
Provide analysis of all office utilities consumption
Emergency response and reaction to resolve the issue incident in/out working hours
Quality and Safety Management
Provide support in maintaining the site safety health environmental program and system
Adherence to EHS rules and regulations is always required
Ensure required Regulatory JLL and Client safety standards are met for all aspects of service delivery based on SLA.
Ensure EHS relevant devices are in place (PPE LOTO)
Proactively ensure any near misses incidents or best practices are reported and shared
Ensure safety awareness and method of statement are in place for all IFM activities and non-IFM projects
Ensure adherence to governing SOPs EOPs and policies of JLL and Client
Manage and ensure all infrastructure and compliance documentation for systems in place and up to date.
Manage and ensure all Work Orders are completed equipped with proper and fully required documentation.
Business and Client Engagement
Proactive to communicate with Client and provide solutions to Clients base onsite situation
Proactive to approach and resolve the request of employees related to facilities and utilities
Coordinate with the security team to detect and solve the security alarm
Support Client to escort and monitor the technical issues for non-IFM project
Make sure all IFM hard service reports are documented and reported properly to comply with JLL and Client requirements.
Compliance
Ensure required Regulatory JLL and Client policies standards and procedures are met
Complete all mandatory JLL and Client compliance training
Strategy
Ensure all activities to match Clients requirements defined in SOW and SLA
Suggest FM/EM work orders improvement and update PM activities/plan accordingly
Engineering Delivery
Support the team in delivering in accordance with Client business need and that services meet required standards
Support the team in Maintenance/calibration/spare parts strategy plan preparation
Propose improvements cost saving activities to increase productivity and work efficiency to drive Client value
Ensure all assigned Work Orders are executed accordingly for best practices and account requirements.
Qualification
College or engineering degrees
Previous experience 2-3 years in office maintenance and operation
Technical knowledge and hands-on experience with office equipment/system (M&E UPS HVAC)
Basic English skills
Able to response in and out working hours
Willing to visit office out of working hours to inspect issues or supervise activities
Knowledge in safety and security procedures
