Job Summary

Position Overview

The Site Superintendent will oversee day-to-day construction renovation and unit turn activities across RISE8 Companies extended-stay hospitality portfolio throughout Central and North Florida. This role is essential in ensuring units are brought online quickly projects are completed on schedule and quality standards align with the companys furnished all-inclusive living model.

Acting as the companys on-site construction representative the Superintendent will coordinate field operations manage contractors and vendors and ensure that all projects support occupancy growth and revenue performance. The ideal candidate is highly organized proactive and experienced in managing multiple active job sites within a fast-paced hospitality or multifamily environment.

Key Responsibilities

1. Field Operations & Project Oversight

  • Oversee construction renovations and unit turns across multiple properties ensuring timely completion and readiness for occupancy.
  • Travel regularly between assigned locations including Lakeland Kissimmee Davenport Orlando St. Augustine Jacksonville West and surrounding areas.
  • Monitor project timelines unit readiness and construction progress to maintain consistent workflow across sites.
  • Ensure all work meets company quality standards with a focus on furnished unit readiness including appliances fixtures and finishes.

2. Unit Turn & Revenue Readiness

  • Drive efficiency in unit turns to minimize downtime between vacancy and rent-ready status.
  • Prioritize and accelerate unit availability to support leasing goals and occupancy targets.
  • Conduct final inspections to verify cleanliness functionality and presentation of completed units.
  • Partner with operations and property teams to align unit delivery with leasing and marketing timelines.

3. Contractor & Vendor Coordination

  • Coordinate and manage general contractors subcontractors vendors and maintenance teams across all active projects.
  • Ensure clear communication of scope timelines and expectations to all parties involved.
  • Address performance issues delays or scope gaps promptly to maintain project momentum.

4. Quality Control & Compliance

  • Perform regular site inspections to ensure adherence to project plans safety standards and company expectations.
  • Ensure all work complies with Florida building codes safety regulations and applicable standards.
  • Identify deficiencies and implement corrective actions to prevent rework and delays.

5. Reporting & Cost Control

  • Track and report project progress including timelines unit counts and any blockers impacting occupancy.
  • Assist in budgeting scope verification and cost control efforts across projects.
  • Provide consistent updates to leadership on field performance risks and opportunities for improvement.

6. Process Improvement & Efficiency

  • Identify inefficiencies in construction and unit turn processes and implement solutions to improve speed and quality
  • Support the development of standardized workflows and best practices across properties.
  • Contribute to continuous improvement efforts that enhance operational efficiency and scalability.

Performance Expectations (KPIs)

  • Reduction in downtime between unit vacancy and rent-ready status
  • Increased number of units delivered and brought online per week and month
  • Consistent on-time completion of renovation and capital improvement projects
  • Minimal rework resulting from quality control issues
  • Direct contribution to occupancy growth and revenue stabilization

Travel Requirements

  • Frequent travel required across Central and North Florida properties
  • Ability to visit multiple sites weekly including short-notice travel as needed
  • Reliable transportation required (mileage reimbursement or vehicle allowance provided)

Requirements:

Required Qualifications

  • Experience: 5 years of experience in construction supervision renovations or project management ideally within hospitality multifamily or high-volume unit turnover environments.
  • Technical Knowledge: Strong understanding of construction sequencing scopes of work and fast-paced project execution across multiple active sites.
  • Field Skills: Ability to read and interpret project plans scopes and basic blueprints.
  • Regulatory Knowledge: Working knowledge of Florida building codes safety regulations and compliance standards.
  • Execution Focus: Demonstrated ability to prioritize speed-to-market ensuring units are completed and delivered efficiently to support occupancy goals.
  • Project Coordination: Experience managing contractors vendors and multiple concurrent workstreams.
  • Core Competencies: Strong problem-solving communication and organizational skills with the ability to operate independently in a field-driven role.

Preferred Qualifications

  • Experience in hospitality extended-stay or multifamily housing environments.
  • Background in high-volume unit turns rehabs or rapid renovation cycles.
  • OSHA 10 or OSHA 30 certification.
  • Familiarity with cost control budgeting support and vendor negotiation.
