楼宇建筑维护运营工程师Building Maintenance & Operations Engineer

• What your day-to-day will look like:

  • 负责生产园区及办公区域各类楼宇办公楼厂房附属设施等的全生命周期运维管理开展系统性建筑状况评估与专业分析

  • 主导并执行建筑漏雨问题的诊断定位与综合治理包括屋面外墙窗框伸缩缝等部位的渗漏检测防水层修复及长期防漏方案制定

  • 制定并实施楼宇常规巡检计划运用专业工具如红外热成像仪等对建筑结构围护系统及关键节点进行定期检查与状态评估

  • 负责电梯系统的日常监管与协调维保工作包括监督第三方维保单位执行半月/季度/年度保养故障响应时效跟踪年检合规性管理并参与电梯升级改造的技术评估

  • 针对建筑老化现象如混凝土碳化钢筋锈蚀饰面层剥落地坪沉降等进行专业研判制定预防性维护或翻新改造技术方案延长建筑使用寿命

  • 参与小型建筑改造功能优化及节能提升项目提供土建专业支持审核施工图纸与技术规范确保工程符合安全耐久及使用需求

  • 建立并维护建筑设施健康档案记录历次维修检测数据及材料使用情况推动数字化运维管理

  • 协同电气暖通消防等专业团队开展跨系统联动检修确保建筑整体运行可靠性

  • 确保维修现场仓储区域及工具设备整洁有序符合5S管理标准

• Desired or preferred experience and technical skills:

  • 5年以上大型工业园区外企生产基地或商业综合体建筑运维经验具备扎实的土建工程背景和现场实操能力

  • 精通建筑渗漏成因分析与系统性治理技术熟悉各类防水材料如TPOSBS聚氨酯JS涂料等性能及施工工艺

  • 具备建筑老化评估能力了解混凝土结构耐久性金属构件腐蚀防护及既有建筑加固基本原理

  • 熟悉电梯系统基本构造运行逻辑及国家相关法规如特种设备安全法能有效管理电梯维保质量

  • 能独立识读建筑结构施工图及竣工图纸具备基础BIM或CAD查看能力者优先

  • 持有登高作业证焊接与热切割作业证或建筑防水工等相关特种作业证书者优先

  • 熟练使用建筑检测仪器及常用电动/手动维修工具具备设备基础维护常识

  • 能熟练操作Office办公软件尤其ExcelWord可规范编制维修报告巡检记录及技术建议书

  • 具备良好的风险预判能力问题解决能力及跨专业沟通协调能力

  • 责任心强能适应突发应急抢修任务具备高度的安全意识与职业素养

• Required Skills and Experience:

  • 持有低压电工操作证

  • 具备外资企业生产园区或高标准工业/研发类建筑的综合维修与运维管理经验

  • 具备针对漏雨建筑老化电梯协同管理等专项问题的专业技术知识与实战案例
